Retail Openings and Closures

P.S. My post may seem hateful, but I am a loyal Amazon customer and am very amazon integrated.

Why would we care?  Amazon is just another retail store and honestly my purchases have dropped way off.  Their prices are no longer that competitive thanks to Prime memberships locking people in to purchasing from them.  Why pay $99 for the privilege of overpaying for merchandise?  No thanks.  I find much better deals on Ebay, Target, and Best Buy.
Why would you care?  I don't expect you to care.  Come on dude.  Take in the whole context of the post.  Geesh.

Burger Boss opens tomorrow at the village in Tustin legacy.

I've driven by that center twice in the past three weeks and it's been absolutely dead. Both on weekend afternoons that Woodbury Town Center and The District have been packed with people. Hope things pick up as more stores open. Of course, the main anchor (Stater Bros?) isn't even close to opening, but still..

Burger Boss is the most average, boring burger I've ever had.  I'll take a double del cheeseburger or a famous star with cheese over that any day.

It?s been dead because no stores are opened yet other than Dunkin? Donuts which opened on 9/1 and burger boss just opened on 9/20.

The grand opening is 10/28, that?s when the stater bros will open as well. We lived in Woodbury in 2007 and remember that Ralph?s was always dead/empty and there was a lot of tenant turnover since Woodbury was the only place with residents at the time. There are still a lot of homes yet to be built in the Legacy area but I?m guessing all the tustin folks north of edinger will come shop here as well.  Being off of an arterial road (tustin ranch) hopefully will help.

Yeah I went there for lunch, it was ok. Nothing great. I?ll take mooyah over burger boss anytime.

I didn't see a single Asian restaurant at that center. Won't anybody think of the FCBs???

Also, that BofA is trying really hard with the architecture. Looks funny. Good to see some architectural variety.

So it's the property management fault for not having any Asian restaurant at the center? If an owner of a restaurant is interested in a unoccupied space. They should inquire about the space.

A new dumpling restaurant will open at Diamond Jamboree in September. I love good xiao long bao but I fear the lines and parking even more.

The guy behind the Hello Kitty Cafe partners with dumpling royalty to open a dumpling house

Allan Tea, the restaurateur responsible for bringing the Hello Kitty Cafe Food Truck and Hello Kitty Cafes to SoCal, has teamed up with a former Din Tai Fung chef and a member of the Mama Lu?s Dumpling House family to open a dumpling restaurant in Irvine called Paper Lantern, Sept. 4. In other words, the guy who brought you Hello Kitty macarons is now making your Orange County dumpling dreams come true.

To put things in perspective, it?s the dumpling equivalent of the Avengers. Foodists who appreciate excellent xiao long bao (the soup dumplings full of juicy pork and hot soup) have been known to wait in line for hours at both Din Tai Fung, the dumpling house that originated in Taipei with locations in Arcadia, Glendale and Orange County; and also at Mama Lu?s, the family-run operation with four restaurants in the San Gabriel Valley. And Tea? He along with his family own two Capital Seafood dim sum restaurants and three Capital Noodle Bars.

Paper Lantern will specialize in xiao long bao, pan-fried dumplings and traditional Chinese comfort food such as beef wraps, scallion pancakes, spicy wontons and sesame noodles. Pork belly rice bowls; pork chop rice bowls; and tofu will also be on the menu.

Tea reached out to longtime friend Kenny Lim, of the Mama Lu?s restaurant family and tapped former Din Tai Fung chef Ken Cao to make the dumplings.

?I put together this dream team,? said Tea. ?I have the operational experience and Lim has the background in dumplings.?

Tea, 28, started working for his brother?s Hawaiian BBQ catering business when he was just 13. His father opened a noodle shop in Los Angeles in the ?80s called Kim Tar, and Tea opened his first Capital Seafood with his family when he was 21.

Rather than a traditional dumpling house, Tea?s goal is to have Paper Lantern be more casual. You order at the counter, sit down, and someone brings you your dumplings. There will be no servers at the restaurant.

?No one has really done dumplings in a really casual quick-service model,? said Tea, who plans to grown Paper Lantern into a 10-plus mini-chain of restaurants. ?We appreciate Din Tai Fung because they put dumplings on the map here, but now I want to bring the dumplings to all the neighborhood centers. Dumplings don?t have to be such a night out.?

While Tea does happen to be behind the Hello Kitty Cafes in Southern California (along with business partner Charlie Chien), he says not to expect any Hello Kitty dumplings at Paper Lantern. It never hurts to dream, though.

Paper Lantern, Diamond Jamboree Plaza, Suite 101, 2730 Alton Parkway, Irvine, (949) 748-8064, www.paperlanterndumpling.com.

Paper Lantern Opens Today

Construction issues have delayed the early September opening of Paper Lantern in Irvine. The 70-seat restaurant, specializing in Shanghai-style dumplings called xiao long bao (or xlb), is almost ready to open its doors at Diamond Jamboree center.

The owners say they hope to open the restaurant by Tuesday, Sept. 26, to coincide with National Dumpling Day. Paper Lantern said the store will give away a free order of dumplings to the first 50 customers in line. (Friday, 9/22: Update: Paper Lantern says the restaurant will open tonight at 5 p.m.)

Allan Tea, whose family runs a string of Capital Seafood restaurants in Orange County, is one of the co-founders of Paper Lantern. He said the restaurant will bring a modern service approach to a classic dumpling house experience. He also co-owns the mini Hello Kitty cafe in Arcadia and the Hello Kitty Cafe Container at the Irvine Spectrum Center.

Stater Bros. changes

In a rare moment for Stater Bros., Southern California?s stalwart grocery chain, the company has opted to close one of its stores in Orange County. ?In conjunction with the opening of our Tustin Ranch supermarket in late October and upcoming expiration of the Lincoln location?s lease, the Lincoln store will close on Oct. 22.  This allows the company to ensure no jobs will be lost,? company spokeswoman Marisa Kutansky said. The Anaheim store is at 3430 W. Lincoln Ave. Kutansky said some workers will shift to Tustin (15150 Kensington Park Drive) when it opens; others will transfer to markets in surrounding locations.

It was a joke, friend

Good news.  No more driving to Long Beach.  Considering how popular RH clearance sale was on that same location before, smart move for them.  I doubt you will find anything you like in the first couple of weeks as there will be a huge crowd.

I feel like going for opening day just because I like the "Black Friday" type vibe.  Might take the day off work.

Went today 30 min before opening, there was already a line, like an early Black Friday indeed.  Good stuff was gone pretty quick.  Luckily I found a nice display cabinet buffet that would fit in my car... prices are 30% off retail then marked down and additional 30% for a few days as Grand Opening special I guess.
