Orchard Hills Neighborhood 3

The gated Orchard Hills Neighborhood 1 is called the Groves.

IIRC, the non-gated OH2 was called the Residence(?) at one time but now just simply Orchard Hills.

Looks like the Neighborhood 3 is going to be called The Reserve.

IRVINE ? The city gave the green light to build 734 homes in the developing Orchard Hills neighborhood tucked in the city?s northern foothills.

The city?s Planning Commission on Feb. 2 voted 4-0 in favor of Irvine Co.?s single-family and condo development, Orchard Hills Reserve.

It's nice up there.  Felt a little crammed with all the homes.  The lots don't look entirely large either.  But I like the homes Verra or Verdi (can't remember) that back up to the reservoir.  Something about having a view of trees and water is refreshing.  Does anyone know if the larger homes up the hill will have views and who the builders are?

Just spoke with the builder. Five IP projects all pouring foundations next week with the grand opening scheduled for October 14-15.
Definitely guard gated with HOA accordingly.

that's pretty premium pricing, especially since most homes will not have views.  $550/sq ft to start on a 2721 sq ft home at Terra (1.5M), easily >$600/sqft after upgrades and landscaping.  and these are on some super boring recycled IP floorplans.  Will be interesting to see how these homes sell, though i expect they will do well.
 
EW and OH3 seem to be two highly desirable locations on this side of Irvine. Once these two communities are sold out, where's the next hot location?
