Orchard Hills Neighborhood 3

Looks like the tract 18016 and 18019 are the Ravello.  Both 18016 and 18019 have the same floor plans and using minimum lot size of 50x80.  Not sure which site will be the starting site and witch will be the extension site.

Being an OH3 resident, I received this GIS map from the property management group.  Perhaps the plans have changed, but I've always been under the impression that 18019 was a Terra Extension (as depicted below) and 18016 was Ravello.

Channeling my inner IHO here but for $2m, I can?t get a non-great room space on the first floor unless I get the plan 3?

About the same...just under $2M.  They are now over $3M.  There is even a non-view resale for $3.9 WITHOUT landscaping.

About the same...just under $2M.  They are now over $3M.  There is even a non-view resale for $3.9 WITHOUT landscaping.

Domain experts ? how have the vista resales been (if any)  - are you seeing a sign of high end slowdown here as well ?  Thanks
 
OH2 construction efforts extended to every Saturday and many Sundays. I don't see much activity in OH3 on Saturdays. Every weekday there are dozens of cars/trucks lined-up on Orchard Hills Dr. waiting to enter OH3. There are none on Saturday/Sunday mornings.

The answer to this is a reciprocal of price.  The OH2 construction efforts were reciprocated by the demand for the homes in that price range.  OH3 doesn't have the demand OH2 did, but take a drive up to OH3 on any given weekend and you can see there are plenty of construction trucks up there as well.

You are right.  Its not a bargain at all.  However its 100K cheaper than it was a few days ago.
 
$1.7m is ridiculous for these floorplans.

Makes me miss those 3CWGs in Westpark... even the 3CTGs in Woodbury have better floorplans.
 
I actually like the Plan 2 a lot.  High ceilings downstairs, and a loft that opens to below.  I think it would look really nice if done with proper finishings.
