Thx for sharing. Actually priced lower than I thought they’d try to sell them for.
Probably because Crestview is the least desirable community in Summit due to it being at the bottom of the hill, but it seems to be priced about the same as Cielo in PS. The two homes in Phase 1 seem to be privacy lots since its backyard is facing Portola Pkwy. Could be very noisy though.

But these homes are on quite small lots, though. Sites #21 and #22 are no tiny lots, 3770 sf and 3600 sf, respectively. Could be why they're priced so low.
 
The County of Orange is shutting down one of its landfills while expanding operations at the Frank R. Bowerman in Irvine by 44% and increasing truck traffic by 40%. Additionally, the County, in partnership with Montauk Renewables, plans to establish a renewable gas plant (RNG) in a high fire hazard zone, surrounded by residential communities, which raises significant concerns for our air and safety. New homebuyers will be expected to sign documents that they acknowledge living next to a landfill and that they give up the right to sue the landfill.

The Coyote Canyon landfill (Newport Beach) has a similar set up - renewable gas generation to sell off the methane (etc) though SoCal Gas lines. Hasn't impacted Newport Coast or other surrounding homesite property values.

Those NPB and Irvine homes next to Coyote Canyon Landfill are even closer to the site than the Bowerman Irvine landfill. Underground gas lines are everywhere and cannot be avoided. My guess is that there are lines already in place near those homes, either legacy lines, military lines (now defunct), or lines put in by the builder.

Plans to redevelop Coyote Canyon landfill. Maybe 30 years from now you can play golf at Bowerman.

I hope you're sitting down for this one. There are gas pipes in your home. Those pipes are fed and metered with a pipe next to your home. That pipe is fed from gas pipes under the streets in your neighborhood. Those pipes are fed by pipes under major roads. I'll stop there to let you process all of this.
