It was WAY WAY overpriced at $6M. It's probably still overpriced given its location. Everything is nice about this home other than the noise pollution from the pickleball court. 😂
 
I found the old price sheet. It was listed new for $4,689,990 on 2/3/2024. For that price the seller is probably losing at least $500k among selling costs, landscaping and closing costs.
 
New Home Company completed inflated the Olivewood prices but the homes still sold like hot cakes due to too many rich FCBs.
 
New Home Company merged with Landsea Homes and renamed to Risewell Homes. And I meant Olivewood were selling like hot cakes back in 2024 even though prices were extremely inflated. It slowed down quite a bit late 2024 into 2025.

70 photos and not one of the pickleball court. That alone might take $1M off the sales price.

We saw this one. The outside and the views were nice. The house didn’t feel big. They did ah they had “multiple offers”.

You definitely heard the pickleball bouncing off the rackets. They said the owner spent $200k on the backyard.

If this pickleball home sells for asking then 101 Oakstone is a bargain, worth well over 5M in relative terms imo.

I disagree that 101 Oakstone is worth more than this pickleball home, let alone over $5M. This pickleball home has a bigger lot, but much much more importantly, its distance from the house to the back wall is well over 15 ft while the 101 Oakstone one is just like any other Olivewood home, 5 ft to the back wall. That's a HUGE minus. And the view for 101 Oakstone is not as good as this one. And this home also includes landscaping. I could believe that the owner did spend $200k on it.

We spent $120k on our Cielo 1 home and it's only 5100 sq ft lot. We did less fancy stuff, but we did change the driveway to pavers, put tiles on the front stairs and entrance hallway, and most of the backyard is tiles, with retaining wall and wall fountain.

101 has a more usable side yard, it's deeper than 139 back yard. 101 also has a better cul de sac with fewer neighbors. Even the number 101 is better. But the pickleball noise alone is worth 1M imo.

Deeper side yard is useless when the backside is 5 ft. It's MUCH MUCH better to have deep side yard AND back yard. 139 is also end of cul de sac and they have the same number of neighbors, so I don't see your argument there. As for 101 is a better number, that's subjective because 139 is actually better than 101. If the buyer is Chinese, then the numbers 138 and 139 are objectively better than 101. The only advantage that 101 has over 139 is the pickleball noise. Is that worth $1M? I very much doubt that.

101 on the left, 139 on the right, don't back out of your driveway the same time the TWO neighbors across from you are backing out of theirs.

Maybe if the improvements were any good they might be worth something. You're not allowed to have any freestanding flagpole anywhere on your property. The new owner will have to spend $$$ to have it removed.

So we're down to nitpicking little things now? If the freestanding flagpole isn't allowed per city ordinance, then I'm sure the new owner would request the seller to spend $$$ to remove it rather than spending his own $$$ money to remove it.

How is that little, did you see the concrete footing the pole is embedded in? My point is it's not worth $200K and even if it was that's a drop in the bucket when you have clear line of sight to the pickleball courts. It's simply a red flag, if the current owner didn't get HOA approval for their yard with the flagpole they likely didn't get any city permits either.
