I disagree that 101 Oakstone is worth more than this pickleball home, let alone over $5M. This pickleball home has a bigger lot, but much much more importantly, its distance from the house to the back wall is well over 15 ft while the 101 Oakstone one is just like any other Olivewood home, 5 ft to the back wall. That's a HUGE minus. And the view for 101 Oakstone is not as good as this one. And this home also includes landscaping. Deeper side yard is useless when the backside is 5 ft. It's MUCH MUCH better to have deep side yard AND back yard. 139 is also end of cul de sac and they have the same number of neighbors, so I don't see your argument there. As for 101 is a better number, that's subjective because 139 is actually better than 101. If the buyer is Chinese, then the numbers 138 and 139 are objectively better than 101. The only advantage that 101 has over 139 is the pickleball noise. Is that worth $1M? I very much doubt that.101 has a more usable side yard, it's deeper than 139 back yard. 101 also has a better cul de sac with fewer neighbors. Even the number 101 is better. But the pickleball noise alone is worth 1M imo.

So we're down to nitpicking little things now? If the freestanding flagpole isn't allowed per city ordinance, then I'm sure the new owner would request the seller to spend $$$ to remove it rather than spending his own $$$ money to remove it.Maybe if the improvements were any good they might be worth something. You're not allowed to have any freestanding flagpole anywhere on your property. The new owner will have to spend $$$ to have it removed.
