Actually I?m not referring to GP. I?m referring to all of Irvine actually. Those parks/trails are great places to relax on a sunny day in California.  I would like to thank you and the Irvine tax payers for providing these for public use at no cost to me. :)

Also, I see that you are not doing research before making assumptions. You are allowed to send kids to IUSD from Saddle back unified based on availability. Please do your research next time before making incorrect assumptions

At least no one is biting and they are lowering the price over time to find a renter.

But we can do a rent and mortgage analysis; assuming buying this would cost 1.7 million, with 20% down and 3.5% 30 year fixed mortgage, the monthly cost with HOA/Property Tax/Insurance is around $8k as well.

sold at 1.22M on Nov, 2019? so 2.3 years ago, 1.7M is not out of question in todays market.

I think I may have drove by this home a few months ago (made a wrong turn and ended up in the neighborhood). I don't know how they managed to get this three story monstrosity thru the HOA.

It sits on a turn from one neighborhood street to another with some two story homes and a whole lot of one story homes. The two stories fit in and might even be remodeled one stories).

Use google maps to see the street view.

Been on the market 238 days.......... Turtle Rock in Irvine a little over $500 per sq foot and 238 days. That says stay away or low ball it!

I bet the neighbors HATE that house.

Because this house is very?. Interesting. It?s a very specific styled house that doesn?t go with the rest of the neighborhood at all. You can see the back driving along Shady Canyon drive. It?s just a bit too specifically styled in my opinion.

Went pending last night, I guess we'll find out soon enough.
 
The listing history is interesting - back and forth, in and out of contract, starting at a much higher price than where it is today. Either it's a chronic property issue, or a bonkers seller to drive this kind of action. As said before - I guess we'll find out soon enough - why this has gone the many directions it has.

Interesting that it take a bit of time, vs. the quick closed that we've accustome to lately. Nonetheless, bought at 1.4mil in 2015 and sold 2.3 in 2022.

And to my many suprises, most of the WTF price was sold, gone, kaput....So is it really WTF price? From what I see, its not.
