Newer Irvine listings with crazy WTF asking prices from equity sellers

OOoof... photo 19 is not really saying "$1m in upgrades" to me. As others posted, the back yard is very nice, even with faux grass, but inside? I'd like to see a few invoices to convince me $1m was spent on this place.

That particular buyer is relocating within Grove.  I think they just over customized and too close to toll.  Most of Vicenza currently sells for <$2mm on all the comps.  That looks like the fair market value.

Is that the view lot?  How good of a view (full or partial?)  $549 is the base price.  At all in with customization/upgrades and backyard landscaping, it will be closer to $600/sqft or close to $2mm for 3,200 sqft home with <4,700 sqft lot.  I won't really call that a bargain.
 
It's been a while since anyone has posted into this thread but since I was busy posting 2 new listings on MLS, I came across this HIGHLY optimistic listing...

I called 2 Trellis Court Plan 3s at $1,000,000 and $1,001,000 in the past few months so I'm wondering how they think they'll get $1,150,000 for a Plan 4. Oh and it doesn't help that Talise Plan 4s (same floor plans) are selling for right around $1,000,000 as well. I wonder how long before we see a price drop.
 
Wow I can?t believe the WTF thread hasn?t been bumped since January.  It?s like we?re in a COVID time warp.

Lol, that one's been listed for rent ever since it was originally sold. I believe the owner wanted $7000/month and got no bites so they went UP to $7500/month. Still, obviously, no bites.

Yeah, we haven't been giving this thread much love since the early part of the year. I just saw that Trellis Court hit the market and thought to myself...this belongs in the WTF listing price thread.  What's interesting too is there there's a Trellis Court that has been listing off and on (378 Floral View) since the March with a list price of $1,036,000 and now it's back with a listing price of $1,049,000.  Guess they think since the market has picked up they can ask more for it...one problem though, if it didn't sell for $1,036,000 what makes the seller/listing agent think it'll sell for a higher price now?  I know my model match closed comps at $1,000,000 at $1,001,000 aren't helping much though.  haha

From the most recent rental history, it's been listed for rent since early July for $7,500 a month furnished. No sense of urgency with this seller/listing agent so we'll be seeing linger on MLS for another year. haha
 
I'm sure the back yard was a big chunk of that "estimated" $1m upgrade nonsense.

The "designer wallpaper" really makes it look cheaper, not better. They could have wallpapered everything with $1.00 bills and get a better ROI.
