Went on the market at $2.498 million 2 weeks ago, just reduced by $30K. Seriously, they did a 1% price reduction. They're gonna need to keep on reducing.

This one's on the market again. Same price after the reduction. Now jazzed up with staged furniture. Still crappy builder standards, still no back landscape, still contractor front landscape. Still only the nice view is the only positive thing to say. The staged furniture is no more reason for me to buy before than it is now. Still 2021 prices. I'm sure the house is fine, but needs upgrades for that price.

I'm pretty sure this is Como with a view to the hill behind. Definitely not worth the premium.

They won't be getting $1,000/sf with the lack of upgrades and no landscaping along with a hillside view.  Maybe something in the $800s is my guess but let them sit and find out for themselves.

How much are ?view? premiums in Irvine?

Hillside view is around $100k-$200k. City view could be from $1M to $2M. Cielo city view is going to be $1M. Current Cielo view (facing Portola Springs/Portola Pkwy) premiums are about $150k. Ravello city view had been $1.5M to $2M.

Some of us will be happy if this goes for asking (myself included).
Cetara Plan 2 w/ big lot but backyard/frontyard needs to be done (extra $300-500k needed?)
