Lambert Ranch in Irvine

Yeah... Homer busts the Lambert Ranch style but in San Marino... 4 adjacent homes to make his Woodbury anti-zombie complex (they introduced Woodbury a few episodes ago on The Walking Dead).

4 corners is awesome line of site... nothings gonna get past... the only thing that beats that is star shaped like those pre-byzantine castles granted them zombies dont start learning how to use cannons... then 4 corners isnt gonna cut it...

have u thought about linking the 4 sites with under ground bunkers and corridors? highly recommended... even the russians and americans couldnt get into hitlers bunker until DAYS after he already suicided even though the allies were just a block away... if tunnel networking pwned the russians AND americans combined, imagine the superiority ud get against zombines... just saying...

bella - before i was put on the priority list for lambert ranch i had to prequal through their inhouse lender, wells fargo.  at the time they would not let us get on the priority list if we were not prequalified.

Just to add...
It's in your interest to get pre-qual as soon as you can and get that out of the way. Once you do it with one lender it's the same packet you submit to the rest. As recent as last month, all the new construction places required pre-qual before they would add us to the priority list: PS, Stonegate, Woodbury, and LR. Once the bank pre-quals (we did Wells for LR, and IP uses OnQ which gets u in for: Saratoga, San Marino, Maricopa, Mendocino) they place you on the list (the bank lets the sales office knows). Was also thinking about Garden Hill (KB) but decided to pass.

Demand is really high (cause inventory is low), so no builder incentives out there so best you can do is sign-up w/ a broker who will share the broker co-op with you (see the sticky in this forum). We did this and getting like 14K that we'll apply to closing not a huge windfall but does help! ;)

The other strategy is to get pre-qual to get on the wait-list and just keep checking in with the sales office every week. Houses can fall out even after the purchase agreement is signed, for new construction you're looking at least 90 day build times, when something pops back up you want to be ready to take advantage. Doesn't hurt to be friends with the sales staff as you do want to be top of mind in case anything shows up. :)

Best of luck in your search!

Nice garage conversion.  Didn't know the HOA or the city allowed this.

Anyone know the story on 75 Forbes?  1.3 million seems pretty low!

It fell out of escrow and TNHC immediately listed it on the MLS and it quickly sold.  It had some upgrades but no landscape.

I'm sure it's worth over $1.5M now.

But it hits BKs requirements of the garage in the back of the house.  Is it true that movies only shoot protagonist houses with garages in the back?
