Interesting/Amusing Property Finds

On my daily peruse of Redfin I came across this property which is nothing special.

The thing I found interesting is this little snippet.

FANTASTIC OPPORTUNITY. ASK FOR SELLER ADDENDUM PRIOR TO WRITING OFFER AND CLIENT MUST BE PRE-QUALIFIED WITH GRETZEL HUNT, COUNTRYWIDE AGENT PRIOR TO WRITING OFFER.

What is this all about? If I was interested in buying this property would I have to go thru their countrywide agent?

No, you just have to submit to an interview by the selling agent's preferred lender so that the seller isn't blind-sided by a prospective buyer who was "pre-qualified" by someone who didn't know what s/he was doing. Of course, the Countrywide loan officer will attempt to persuade you, through her professionalism, to do business with her.

It only cost them $180K to own it for four years. This probablly isn't the right place for it, but it's not a 2003 rollback yet. Yet. This place will be $200 a foot at the bottom.

Proof that the housing market made people loony-tunes: somebody seriously paid half a million dollars for this 800 sq ft shack.

OMG, that is a record for chasing the market down. You have to think the house would have sold for $800K in January of 2007 if they had priced it properly.

Battle of the FLIPPERS!!!

This one is still struggling for a sale: only $475k (pretty nice for the price!)

Who will win the race to the bottom???

My bet is on the bank. Stay tuned!

No Vas, your 16 Alevera listing shows "This listing has gone off the market". Anyone know if it actually sold, or is in foreclosure ? I like the look of these, 400K sounds more reasonable.

1903 Ladrillo Aisle in Westpark, 1250 sq ft 2/2, $429k. $120k under its 06 purchase price of $549k. $549k was the absolute tippy top for this floorplan.

The pain train is rumbling thru Brio. whoo whoo!

100k (or more) off peak pricing for this floorplan, too.

206 Marinella Aisle, Irvine. Next block over from Brio. 3/3 1347sq ft for $498k. Message to nearly every 2/2 seller in Brio and Aventura: You all look really greedy and stupid right now.

One of my buddies a stone's throw from Ladrillo came home to his condo rental last week to see the landlord/unit was being foreclose on at auction set for next month. This area will get wrecked if these people continue to believe a 2/2 is worth $325/sq. ft.
