I guess they have opted for a strategy of pricing the home high relative to Nellie Gail comps, and then dropping 1% every now and then to entice a buyer.

May 26, 2009 Price Changed $2,643,000 -- SoCalMLS #S568178

May 19, 2009 Price Changed $2,669,000 -- SoCalMLS #S568178

Apr 30, 2009 Price Changed $2,695,000 -- SoCalMLS #S568178

If you hold out for 2 more weeks, you can have this property at $2,617,000

Good lord, they are actually doing what I said, except dropping it 1% every week.

Jun 09, 2009 Price Changed $2,595,000 -- SoCalMLS #S568178

Jun 02, 2009 Price Changed $2,617,000 -- SoCalMLS #S568178
Like clockwork...they should get it sold by 2010 if they continue with this strategy.

Ya, I'm a bit surprised on this... Jerry's listing that house. From my experience with him, he seemed like a good guy, and I've got alot of friends who have done business with him and highly recommended him.

The 1% a week thing screams like something a "for sale by owner" would do.

Delroy

Yeah, very bad selling tactic to be that predictable with the price reductions.

I was thinking the same thing... "Now, i'm going to offer you today, but we're doing a 30 day escrow, so I want the price in 5 weeks, not the price today... so give me 5% more off to account for closing escrow... and if escrow gets delayed, drop another 1% per week.

7632 E Santiago Canyon Rd

Orange, CA 92869

I pulled up to a house about seven or eight

And I yelled to the cabby yo, home smell you later

Looked at my kingdom I was finally there

To sit on my throne as the FRESH HAWAIIAN FLINTSTONE prince of bel-air

P673464_1_2.jpg

Mmm. Algae.

"MUST SEE * Palatial Estate in the Orange Hills resembles a Hawaiian Resort, Breathtaking 180* PANORAMIC views w/carpet of city lights to Catalia, This 1 arce 12,700 SF Mansion has been the site of weddings and will host the 2009 Asian Beauty Contest."

Palatial. W/Carpet of city lights. To Catalia. 1 Arce. 2009 Asian Beauty Contest.

I think this is the first time in the history of the English (presumably) language that those words were ever used in a single sentence together.

So I guess the fact that the home will host an Asian Beauty Contest is going to be worth an extra $1,000,000 to some asian FCB?

I must have tipped them off... they missed the June 16th price drop.

New listing in Juliana Farms today has an interesting bed:

I don't know what you call that buttoned white pattern, but it just screams "lounge". Toss in the chandelier and the fact that bedroom appears to be right off the kitchen, and you're set for a night of romancing the women.

Hopefully there is a bar in the master bedroom, hidden behind those mirrors on the headboard.

You know, I don't actually get listings that emphasize the furniture (any furniture), unless it comes with the house. I ain't buying it, so who cares?

It's a bathroom, not the kitchen. A REALLY BIG bathroom. Photo from inside the bathroom shows the tub and you can see the bed through the same door.

Of course, I would still want a door to the bathroom. Otherwise, there is no sleeping in while your spouse gets up early for a meeting or whatever.

11 Canada Oaks

I can imagine the recent talk with their realtor: "The reason our house isn't selling isn't because we are asking 5% more for this house than when we bought it in early 2007. But, lets drop it 0.3% and it should now get multiple offers."

I definite want a door to the bathroom, but for a different reason. I have not run any polygenic analysis, but sometimes I feel my spouse is related to skunk, esp. right after the "business" is finished.

Wow. The friggin' bathroom has a center island.

I would be highly surprised if this "bathing retreat" didn't have water closet with a door separating it from the main room.

What would you DO with a center island in a bathroom? I can't imagine any function but to take up excess floor space.

Store linens, display fresh-cut flowers, or play ping-pong nude.

OK dumb question...

Looking at that whale picture again... there are mountains in the background with snow on them.

Can someone please tell me, which part of San Juan Capistrano has a view like that? OK, maybe you get a whale down there. Maybe (doubtful) you can get a view of snow in the saddleback mountains. That blue water... definitely not southern California. But, uh... this picture was taken from a boat. I'm gonna guess most likely in Alaska...

Why is a realtor showing a stock photo like this on a house, and aren't there some ethical breaches here? Using a stock photo that is in now way related to your home, to try to sell it?

LMAO! I looked at the whale picture and I was positive that I had seen it before. On a hunch, I checked my control panel on my Dell laptop, and sure enough, this whale picture is one of the sample pictures available as a background picture. Does anyone else have this pic on their computer?
