IHB Trustee's Sale Auction Field Trip

<span style="font-size: 15px;"><strong>What </strong></span>- Due to some "pent-up demand" any interested parties are welcome to join me at the courthouse in Santa Ana for an educational experience. There are currently 10 Irvine properties scheduled for auction that day. That can/will change.

<span style="font-size: 15px;"><strong>Why </strong></span>- find a reason.

<span style="font-size: 15px;"><strong>Where </strong></span>- <a href="http://maps.google.com/maps?f=q&hl=en&q=700+Civic+Center+Drive+West,+Santa+Ana,+CA+92701">At the North front entrance to the County Courthouse, 700 Civic Center Drive West, Santa Ana, CA.</a>

<span style="font-size: 15px;"><strong>When </strong></span>- Scheduled to start at 07/30/2008 2:00-3:00 PM+ . Usually starts a bit late.

<span style="font-size: 15px;"><strong>Cost </strong></span>- Parking is on your own. There are several $5/day lots in the surrounding area or $1/20 minutes. Take your pick. I'd also highly recommend the fresh-cut mango w/lime juice and chili from the street vendor if you've never had it. Almost as good as a cantaloop. (For $350,293.67 more you can own 137 Remington, free and clear. Considering that the last one sold for $305K, maybe still not a good deal.)

I'll be the only fool wearing a tie. You're welcome to introduce yourself or just lurk.

I may join you.

<em>Don't nobody take the home on Orvillina. It's mine.</em> ;-P

Given that lot size, it has potential to be Ten territory, though.

How many cities have auctions at the same place and time this Saturday? Is it just for Irvine at that timeslot?

I'm sure there is a good reason, (like purpose of this specific courthouse) But why is it here and not at the Harbor one on Jamboree

[quote author="awgee" date=1216875858]Is there a website where I can look to see if any properties in Coto are up for auction at that time?</blockquote>

Yes, there is one.

[whisper] Eva, do I teach him to fish or just tell him it's <a href="http://www.fidelityasap.com">www.fidelityasap.com</a>? [/whisper]

Create a free account and <em>voila</em>, you're there.

I have been dying to ask all day how to see what other properties will be up that day, but feared being chastised with the search button icon. :)

Actually, I have an account with FIS, (now LPS), and I check it frequently, but I think the list that appears is incomplete much of the time. IIRC, posters here sometimes post an auction which is not appearing on FIS.

As a matter of interest, I would venture than a few properties that go back to the bank in Coto never make it to the auction block. My guess is the home debtor makes an arrangement with the lender to deed the home to the lender before the auction. Kind of Coto's version of jingle mail.

I really don't understand why people so often bristle at the suggestion of the search function. I didn't know that the terms and condition of a reply called for a substantive response or no response at all. I actually suggest the search function <em>far</em> less than I could. Sometimes I regurgitate what's been said, sometimes I suggest the search function, but more often than not, I don't say anything. So not only does the person not get the info they are looking for, they also don't learn that it is readily available for them to find.

I think Bkshopr said it best:

For some folks, developing a reputation on here has been profitable for their career. For me, my time here does not benefit my family relationships, career, or hobbies (and in some instances, is actually a detriment). In a very long week such as this one, while I would like to be helpful, I am not particularly inclined to spend what little free time I have reexplaining something I or someone else has already explained, so I suggest the search function. No one pays for the info found here. It's a <em>gift</em> of someone's time and expertise. And yet, I get the distinct impression that people think simply because they ask a question, someone else then becomes obligated to give a full and complete answer. So if the choice is between recommending the search function and saying nothing, from henceforth, I will leave y'all in peace and keep my trap shut.

Hey Graph, how do I find the best mortgage?

I just did and frankly, I'm both appalled and offended that I am <em>not</em> the only person to have recommended the search function to people.

But seriously . . . The one time I was "search copped" I was embarrassed that I didn't remember the thread, but I wasn't upset about the reminder.

Growing up my Mother recommended the "search function" often. As in, "No Son, I don't know where the scissors are. I'd have to look for them too. Why don't you go find them."

I have to agree with you in everything you wrote. I will either post a snarky but funny response with the search button jpg, just the search button jpg, or say nothing at all. You can take the snark or you get nothing at all, what would you rather have? I have said this before, but go to the <a href="http://forums.bimmerforums.com/forum/forumdisplay.php?s=7616c016d17b50ecce8afab1d8591805&f=14">E36 thread on bimmerforums</a>, and I dare you, I double dare you to ask about the coolant level light, climate control going haywire, or are these Ebay headlights good. You think I am bad... my gawd, you will want to go play catch with by yourself on the 5 freeway at noon, after you get responses. My post count there is like 1 or 2, but I have figured out the coolant level light, saved myself $300+ soldering the right thing in the climate control, and I have and never will buy headlights on Ebay. Why or how? I used the search function. Now, there are times the search function doesn't work, but people will state: "I tried the search, but I couldn't find info on such and such." If that happens here, then I will go and try the search myself. If it doesn't work, then I will point you in the right direction. If it does work, and even I have been proven wrong on this and didn't take offense, then I will have a snarky response on how the search function works.

But... come on, try the search function first. If you can't find out what the difference is between fee simple and leasehold, then maybe you shouldn't be buying a home. Seriously, if you are not aware of how you hold title, then that is freakin scary, and you need to know this. And, if the search function doesn't work for you, then state the keywords you searched and what it is you are looking for, and there will be plenty of people here to help point you in the right direction. But, please show some respect to the regular contributors here, because their time is valuable, and mine and many others' seems to be increasing almost as fast as home prices are decreasing. You wouldn't want an hourly bill from some posters here... trust me, and I am working hard to get to that point too. So would you rather have some snark and a jpg, or just a jpg, or nothing at all?

You PM me. My calls to Mozilo's cell phone now get forwarded to Ken Lewis' cell phone. It is awesome, and I think Ken hates me.

When you are getting foreclosed on, you use it as a base in the paint for painting the house. It is guaranteed to detract any investors and for sure the bank will take it back. Then after the bank lists it on the MLS and it doesn't sell, they will be forced to use an auction company like REDC. Even after two auctions over six months, it still won't sell, and no one will want to touch it. This is the ultimate way to tell the bank... ha ha... you can have my stinking home, literally it is a stinking home.

Can you imagine trying to get the smell of shrimp paste out of the drywall?

Funny that the Shrimp Paste came up again!

Just the other night I was up late watching the Travel Channel (I never get to go anywhere :long: so, gotta watch it on TV I guess!), and they profiled Shrimp Paste... even going to a local village where they make it. I kept thinking what that place must smell like... yuck!

Just to clarify, FIS/LPS, is only handling the Santa Ana courthouse location, and not all of the foreclosures in OC. There are auctions at the Orange City hall, and the Placentia City hall, and those are not included in the FIS/LPS data. I think there might be a possible third source in SA at 3PM, and I need to look into this. So... are you saying there are properties you know that are scheduled for the foreclosure auction in SA are not listed on LPS, or are you wondering why a property is in foreclosure is not showing up there? Let me know if there is a specific property you are looking at and I can track it down Even I would be disappointed that LPS is not posting all of the foreclosures at the SA location.

There really needs to be a youtube vid on jingle mail.

Nothing in particular right now. I will ask for particulars in a couple of years when I am serious about buying. When I said there were some posters who knew about auctions that were not showing up on FIS/LDS, you are the poster I was refering to.

Too funny. Over the years, I have learned that my wife knows where everything is and it is more expedient to ask her than to look for anything. If she sees me looking for anything, (even my own tools), she asks me what I am looking for and she then proceeds to the item's exact location.
