How many houses will be left to built in Orchard Hills Groves?

I'm pretty new to this website, but fascinated by the amount of info you guys have on the houses in Orchard Hills.

Currently, the newer houses are Palermo, the recently announced Cetara. These both reside on Leafy Pass. However seems like there is much more space.

How many more neighborhoods will be built in Orchard Hills Groves? And are we beginning to see the end of construction at the Groves (last neighborhoods being built)?

Still 2-3 years out from the full built-out/sold.  But all the planned neighborhoods are building built now.

1.  Catera - Shea homes =  Starting. Grand opening soon ($1.9mm+)
2.  Palermo - Taylor Morrison homes = Starting.  Had a grand opening in June ($1.3mm+)
3.  Genoa - KB Homes = Long ways to go ($1.6mm+)
4.  Pavoda - Shea homes = Finishing up ($1.4mm+)
5.  Varenna - Tri-Pointe homes = Finishing up ($1.2mm+)

Thus, after Pavoda and Varenna are done this year, you only have #1-#3 left for the full built-out.


 
Oh, and don't forget the future IP home, tract 19005 at right of Palermo.

And all these homes as Goriot mentioned plus the tract 19005 are it.  No more builds.  All the surrounding empty lands are either existing orchard, water retention basin or nature reserve, no home will be build there.

Yeah, Orchard Hills has another 2-3 years before the build-out is done and Portola Springs has another 3-5 years before build-out is done. Great Park will be the last area that will be built-out and that probably won't be for another 10+ years.

Would Cetara have the last of the view lots in Orchard Hills? Or will Palermo and the Irvine Pacific homes also have view lots?
 
Cetara views aren?t that great.  The lots are situated in an elevation that isn?t high enough. You will be looking on the roofs of the homes below.

Yes, no view for both.  However, some of IP homes bordering the existing orchard at the east end will have nice view of avocado orchard. 

If you have a chance, go visit the site and you will a better understanding of the area. 

Catera will be the last new tract at OH-Groves (OH1) with view lots.  But there are more view lot homes will be available at the OH-Reserve  (OH3)

Everyone is forgetting OH Neighborhood 4 (see attachment) near Portola & Jeffrey--currently strawberry field and avocado orchard. The city will also be building a bridge to connect JOST from Stonegate to a future sports park.

Orchard Hills Neighborhood 4 is NOT next to Palermo. It's not even in the Groves. It will sit by itself across from Eastwood Village.

The RED area is the future Neighborhood 4.
The BLUE area is a future sports park.
The PURPLE area is a future bridge over Portola connecting Stonegate and the sports park.

Yes.  That area on Portola behind EW is the last development for Orchard Hills.  Probably years out still (3+).  But the main topic on this thread is how many more homes at the ?Groves?  side which are the homes mentioned earlier + IP homes next to Palermo.
 
Just checking back in on this. So Irvine Pacific is not the builder that will be developing on the lots by Palermo? I was looking for some other information and found floorplans and elevations published for that area.

I took screenshots, but it won't allow me to upload at the moment.
 
Not sure if Irvine Pacific will build these home at tract 19005.  What TIC does beside design and develop the lots, sometimes TIC will also get architecture firm to the design the home for those lots and get floor plan approved by the city planning office.  TIC than will offer the complete turnkey package to potential builders, the developed lots and home plans that were already approved by the city.  Potential builder can alter or use different set of floor plans if they choose too but it will cost more time and money.
