How many houses will be left to built in Orchard Hills Groves?

If not for the small lots Cetara would be my favorite development still being built but if Ravello has decent lot sizes, this will by far be my favorite development in the groves side over Cetara, Palermo and Genoa. Genoa is such a waste of space with their floor plans.

Pricing will be discounted from the Reserve clones but you can expect the pricing to be in the high $500/sf range because the lots will be smaller and not elevated.

Just got an email for Ravello at the Groves and pricing is anticipated to be in the low 2 mils.

All new builds are commanding that price today as far as i see in Irvine. IP set the tone with Fresco recently  and others following .

Cetara in those early phases looks like a super bargain compare to these Ravello homes.  Those Cetara view lot buyers in early phases already have an incremental million dollar equity even after landscaping.

Appears there was same question with prior Irvine Pacific builds...high price, but they all seem to have sold well or currently selling well. Was there any IP product from last 10 yrs or so that didn't sell so well?

In EW, when IP debuted Fresco then KB homes upped the price for Solano /Napa way high to match IP's Fresco pricing.

There's a long waitlist on Cetara because of the pricing so even if you wanted to buy one in the next phase you won't be able to unless you got on the waitlist back in Sept.

That's also the area closest to American Asphalt, Bowman Landfill, and multiple wildfires  >:D
