Being at the T-junction makes it much harder to sell, especially to Chinese buyers. Feng Shui aside, it's unsafe. But 125 Drumbeat (same floor plan) closed for $450k more in August. Interesting market to say the least.
Maybe T-junction. It's a big no no for rich old Chinese. Considering it's a downhill road it's also a safety hazard. How could lots 74 and 75 be sold on the same day yet with almost $1m diff in price?

You are correct. Sorry for not clarifying that.I see where YMMV's confusion is coming in. The dates in red aren't actual sold or even reserved dates. They are the release dates. Basically, lots 74 and 75 were released on 8/6/2025. I still have the price sheet for lots 40-44 (top right side), which were released on 1/13/2024.
Edit: Actually, lot 75's release date seems to be wrong. Lot 75 is Phase 12 and Lot 74 is Phase 15, so Lot 74 should have been released several months after Lot 75, which is why it was sold about 4 months later. It's likely that lot 75 was released early spring or even earlier. I remember it was sitting there for several months. It's likely that lot 74 was released on 8/6/2025.
