Most of his data is wrong. Lot 74 sold on 12/15/2025 for 3.3 and lot 75 sold on 9/9/2025 for 2.8.

Being at the T-junction makes it much harder to sell, especially to Chinese buyers. Feng Shui aside, it's unsafe.

Phase 18 is mostly non-view lots, so they might actually sell.

Did a lot of research to look at comps in the area.
Maybe T-junction. It's a big no no for rich old Chinese. Considering it's a downhill road it's also a safety hazard.
