The broker co-op is $10,000.  You have to go with your agent to the sales office on your first visit there to register.  Then once you close on the home, the broker to that agent will get paid the $10,000 broker co-op.  They don't allow the agent to contribute any part of the broker co-op to the buyer inside or outside of escrow but there are ways around that.
