Haha wow, I can't even quote anyone, cause this whole thread is golden. What is the best way to quote to people in one reply? I am guessing copying and pasting the code over from another window? Well I guess the best way would just memorize how the code works but anyways....

Calculated Risk today, so haven't been over here.



Also dealing with unreasonable and obstreperous

clients, while trying to do some up-here chores.

IPOP is the stereotypical "Millionaire Next Door" that Thomas Stanley talks about in his book. Household income within the 10% of Irvine. His networth is probably worth more than you and Graph Cakes combined and he will probably move up to a nice SFR in Newport Coast decades before you are able to afford to rent there. When he sells his condo for more than $600,000 (which I think he will) it is "GAME OVER!" Remember, average income in Newport Coast is around $290,000 and IPO is not too far away from this number.



I thought guys with IPO's modest financial values only live in the midwest. I have this stereotypical image in my head of socal lifestyle where people rent a small apartment and drive around in a brand new leased 7 Series BMW.

Panda, I love you man, but you need to reread the book. Unless I missed the memo and IPO has a bank roll around $4 million based on his current age and income. But I get your point about the frugal nature being classic next door.

awww, I don't like a sad Panda. It's like seeing drooping tomato plants with white fly. Step reminds Panda that Irvine real estate is still declining to give him happy thoughts for the weekend. :)
