I listed a turnkey Highland Plan 1 single family residence in Portola Springs earlier this evening on MLS. The home was built in 2021 by Irvine Pacific and features 4 spacious bedrooms and 4 full bathrooms, including a downstairs bedroom and full bathroom, along about 2,662sf of living space. The home is listed for $1,998,000.

That's interesting. Pretty huge discrepancy, though, 126 extra sq ft.

Remember that the builder square footage numbers are always estimates. From my experience, the County square footage is almost always higher than the builder square footage as the builders' estimates are conservative (they probably don't want to estimate high).

Well, my homes in Lake Elsinore and Eastvale were pretty much spot on, though. Both were built by Centex.

Lake Elsinore: builder - 3238 sq ft., county - 3237 sq ft
Eastvale: builder - 3309 sq ft, county 3309 sq ft

I wonder what the sq ft of my Bluffs 2 from County is. IP lists it at 2606 sq ft.
 
It depends on what an appraiser may count in their SF measurements. Example: One appraiser might add stairs and landing as usable square footage while another appraiser will not. Both appraisers are correct as SF calculations are allowably subjective. I've told this many times before: I have seen a rectangular condo measured by the builder and two different appraisers, each of whom came up with three different SF totals for the same room space.
 
Dude... I saw your Open House sign off of Whispering Hills while I was biking in the area yesterday morning and tried to find the property but couldn't remember the address from this post.

I was hoping to see what $2m gets you in this area. This place is interesting because it's like the 2010 New Home Collection where it's sort of a motorcourt but you have driveways for the homes. So many Teslas and Euro cars. :)

In a sense, it's like motorcourt because you can't park on the street. I've stated before that I really liked this arrangement because my neighbor at my Eastvale home always parked in front of my house, so I couldn't put my trash bins there, which is right outside of my gate. I would have to pull them to the other side of my house.

But when we walked by a few weeks ago, I noticed that the street is more narrow than normal streets, due to no parking on the street, which makes the houses much closer to each other. That part, I don't like so much.

Speaking of narrow streets, do you feel like the streets where Sierra is seem very narrow? The streets are a little strange there. The roads seem narrower and they have some bigger curbs & dips leading into the streets and driveways. They almost feel like they're SFRs on a motor court style road versus a true street with SFRs if that makes sense.

I don't recall feeling that the streets at Sierra seem narrow. We only walked around Sierra homes once, but the streets didn't stand out as much as the ones at Highland.

They're pretty similar. I recall the models being on a regular street, but the other streets are similar to Highland. It's also interesting that they have parking spaces along the back. Maybe they're not narrower, but just set up different. Optical illusion for me haha.
 
this discussion makes me appreciate where I live now. People can park vehicles like Chevy Suburbans on both sides of the street yet it does not feel cramped at all. Single loaded street plus 3 car wide driveway and garage also help.

True... which is why I like hoods that not only have a sidewalk but a berm too so it's even farther away.

But this isn't a bad layout... it street like and close (like European hoods) but you have a driveway. Not having a driveway and only a motorcourt is worse to me, especially if it's rear garages. :)

I agree. I still would have preferred Highland 1 over Bluffs 2, but the Highland 1 home that I was going to be offered, the ones on White Jasmine (103 or 108 White Jasmine would have been one of the ones I would have taken), have very small lot, which is similar to the one Martin is selling. 😂

You are not the only one who thinks that way. When the first non model homes were completed behind the model homes, i raised the same question. To me, they look like a quasi sfh like highland rather than on a normal residential street.
