Serene, Quiet, step out of home and you are in mountains for a nice family walk with birds chirping..
I dont think it is about PS3/GP. I say that PS1 is equivalent to SG--except #1 elementary school.

So you want:

1) serene
2) quiet
3) birds chirping
4) mountain
5) coyotes

Doesn't OH give you all that and not be so close to TCE, landfill, proposed cemetery? Vista Scena is available. 

I added coyotes because coyotes come part of the package with mountain.  ;D

Any chance of bobcats?

TCE: we talked about it at length and now we know that it doesn't impact PS1 at all. It is farthest from TCE plume as opposed to SG/WB/CV--as per pic shared on TI only and also shared by me on other thread

Cemetery: PS1 is 2.2 miles from proposed cemetery which is FARTHEST compared to all newer communities--such as, WB/CV/SG--based on google map pic shared by you

OH is good, but if I could get true SFR at that price then, why not?
