So 80 Thornapple sold on 2/23/17 for $458/sqft, 74 Thornapple sold on 3/17/17 for $500/sqft and now 66 Thornapple sold for $509/sqft. 

Not a bad appreciation for each of these houses in 3 years.

$137,000 Gross profit

Not bad but they're not putting their kids through college with this or anything.

I'd agree that 45K (~ 3.7%) is not great appreciation, but that appears to be a floor and the appreciation is trending up as of more recent sales.

Here are 3 Mulberry home for sale currently.  And at these asking prices, it is just as much as Strada in OH. 

So these CV homes with no hill premium, close to freeway and zone to Irvine High can still commands similar price as Strada?
