3-Car Garage Homes

This short sale in Westpark II just listed today:

1 Santa Eugenia, 4/2.5 2046sf $720khttp://www.redfin.com/CA/Irvine/1-Santa-Eugenia-92606/home/4626552

I really like the location of this home. I doubt it will go as low as $720k (short sale fishing price) as another home in a worse location went for $766k (Santa Comba) and they took out the 3rd car garage.

I counted my shoes:

2 pairs basketball
1 pair running (I don't run... I use them to walk)
1 pair crosstraining (I don't crosstrain either... they are more casual shoes)
(All of the above are Nike... I'm very particular to that brand)
2 pairs of casual, one more, one less casual
2 pairs of work shoes
1 pair wedding/formal shoes
2 pairs of slipper slides, one indoor, one outdoor
1 pair of aqua socks (not really shoes... but I'll count them)

Wow... I think I beat Talyssa. It was worse when I was younger... I used to buy basketball shoes constantly.

Says its a short sale but looks like they should have had equity...  Oh well.  How do you know they got rid of the 3rd garage?  And if its just an extra room for stuff does that still meet your needs or does it need to be an actual garage that a car can drive into?
 
They're also known as soccer slippers I think. I usually wear socks so I'm not into the thong (no PatStar... not that kind of thong!) between my toes.

Those models had the option for another room/den downstairs in lieu of the additional man-space.

The thing about 3-car garages is they allow for more width so that you can open your vehicle doors... and you can put garage-y stuff in their like tools/tires/garden tools that you wouldn't put in an extra room. The 3rd car space can also serve as a readily available dirty work area so that you don't have to back out both your cars to tinker. It can also be a better workout room where you don't need to worry about weights messing up your interior tile/wood/carpet.

I can write a book on the usefulness of a 3rd car garage.

I remember that the last one they did this with sold for a big fat amount (right?) but wasn't that during the pre-tax-credit-expiration buyers rush? it'll be interesting to see how it does.

that location is certainly less than ideal  - if it goes for over a mil I want to call Irvine Koolaid on that.  You can buy a pretty great house for a million and NOT get powerlines.    Although, technically, no one has proven powerlines have a negative health effect.  So maybe that doesn't matter to people. It can be loud though.  My bf was living at some apartments on harvard when we met and I don't remember it being too busy late at night.

Also i wonder if it hurts or helps a house  to have a pool that is a "party" pool like that - it looks worthless for excersising in but its kind of cool for a party.
 
The one in Northwood Pointe sold for $900k or more... I don't think it was eligible for the tax credit.

There was another one recently but I forgot what it went for.

The pool makes it "An Entertainer's Delight" (I've been reading way too many listings).

They just dropped it to $600k. The closest comp in the same tract went for $1.030m on 6/1 so $1m is probably an even money bet.

IHO called it.  It's now 549000.
 
The description is actually misleading... saying "the list price is the reserve" is inaccurate if you are going to put "subject to the seller's acceptance". The definition of "reserve" means that is the lowest price a seller will accept. So if no one else bids, and someone puts in an offer for $549k, the seller has to honor it.

They should just put "minimum bid" because that doesn't make it ambiguous. They can even lower it to $1 and not worry because it will still go for more than their original listing price ($869k). And since there is no oversight, they can always just say that the highest bid was $1m and see what bites.
 
I think the high bid on Vienne was $950k (based on the last listing price I saw), it's been delisted so I can't tell unless someone has access to the MLS.

I didn't have time to go... did anyone observe the frenzy?

They both started in the mid $800ks but are now below that. Timmons has a bigger lot and is nicer inside but the location is better for Cox. A big problem with Cox is the stark white walls and decor... think 80s... if you can look past it you'll be okay... but it's hard not to.

I like these homes... I just wish they had better locations and maybe a bit cheaper.

I like the COX location better (couldn't tolerate noise from Jamboree) and the white walls make the home brighter appearing than Timmons. Nice floor plan and walking distance to Cedar Park, Peter Canyon trail, and TUSD schools.

It's interesting as the 3CWGs are finally softening in Tustin Ranch... IHO siren call.

In Plan 1, I don't like that the stairs lead to the front door and that there is no sink in the upstairs laundry... but I do like the 2nd master closet (or my wife would as she wouldn't have to see my "stinky" clothes).

In Plan 3, I wish they didn't have to rearrange the kitchen so much if you added the downstairs bedroom but they wanted to make space for the nook.

In any of these plans, the lack of a vaulted ceiling is a bummer because these are basically boxes on top of boxes... but being able to have a 3rd floor (like on Ashford) is nice... an elevated basement... heh.

EDIT: The 2nd one is Plan 3. The original plans for Ashford Place are actually A-F, but there are only 3 plans with each having a 3-car garage variant. These are the same models as Sheridan Square in West Irvine and Centennial in Harvard Square... all built around the same time.

Back in 1999, I placed a deposit on home in Kelsey Lane (the next development over from this place) but after visiting the site on different days and at various times of the day, I decided the 405 was too loud and I backed out.  These homes are an interesting transition between the 80s and 90s designs and the modern Irvine home.  This design lacks timelessness and it is repeated all over in places like Corona.

I see a lot of for sale houses around that neighborhood all the time.  As if the 405 noise was not bad enough, they also have high voltage transmission lines between the houses and the 405.
