In Northwood Pointe, it gets snatched up right away.  Same thing for Northwood II and Woodbury.  The Oak Creek houses next to the freeway stays on the market for a LONG time and there are MANY of them.  I went to look at a lot of houses, but never bothered to go see the Oak Creek houses south of Alton.  If you buy a house in Oak Creek south of Alton, understand that it will be harder to sell the house unless you take the hit on price.  Accordingly you should buy only if you get a discount compared to a house away from the freeway.
 
I could never buy near the freeway.  We are crazy that way and I think it would drive dh and I nuts!

Are there any good 3CWG homes in Oak Creek that are far from the freeway.

When we bought our house in North OC 10 years ago we were this close to buying a house in Ivywood in Oak Creek.  Are the middle school and Woodbridge High good schools?  I also like Columbus Grove - the first part near Baranca, but am not sure about long term for the area????
 
30 Blakeley just went active again yesterday.

It was actually listed a few weeks ago for $650k but was suddenly delisted a few days later. There is probably no inside pictures because the homeowner is not too happy about selling (it's a short).

I actually like it but backing Bryan is a bummer... although that's much better than backing Culver. At $650k, we would be interested, at $739k... not so much.
 
30 blakeley was delisted again today, is this typical of short sales?  bank/agent wants to test the waters?
 
I've been told that once the seller gets an offer (or offers) they would like to present to the bank, they either change the status or delist to disuade further offers and to reduce the inconvenience on the homeowner. Delisting stops viewings altogether which is probably why that route is chosen.

I'm sure if a party is interested, they can call the listing agent to get the scoop.

But I'm not a realtor so you may want to consult yours to find out what is typical.

Huh.  Is it me or are all of the shoes in that closet men's shoes?  Like, a gigantic wall of men's shoes.  How much variation can there really be in men's shoes?

"REAL MAN" should have maybe 4 different shoes: black, brown, sneakers, and maybe sandals.  :D
Add hiking shoes for the outdoor type.
 
Wow... and actual 3-car garage... six if you count the other (unless this is a duplex home).

Only problem... no driveway. I would say this was TIC owned since it looks alley backed but they would never allow those overhead telco/power lines... heh.

a professional needs formal, informal, and casual for each black and brown.  and maybe some loafers too.

the outdoorsman needs several weights of hiking boots, some trail shoes, a few different stiffnesses of biking shoes, various ski boots, some water shoes, some climbing shoes.

I know. i think it might be more like 150 honestly - although according to past sales on redfin they bought forever ago so if they ever really get desperate they can chop the price.  But its a nice neighborhood and there isn't a ton avaialble so someone with the money who wants to live back there might go for it anyway.    BF and I live nearby (in apartments) so we have been walking aroudn there and the park at night. Its quiet, everything is really nicely kept outside (neighborhood looks great) and the streets aren't packed with people's parked cars.    We'll probably never choose to afford it (well not anytime in the next 10 years anyway) but as an upper middle class suburban neighborhood goes, we like it.

RE Shoes - Its more shoes than I own.  I have a pair of reef sandals, a pair of brown work shoes that I only slip on if I have to go to a meeting, a pair of black shoes that ditto, and a pair of tennis shoes that I use if I'm excersising (They are VERY clean despite being a few years old :D)

And at some point I'm going to finish wearing through these Reefs (going on 3 or 4 years now)  and buy me another pair. 

I do also have a pair of cole haan sandals I wore to a wedding ("oh they're 100 dollars but I'll totally wear them again!") and two awesome pairs of high narrow heels that I love but never actually want to walk anywhere in.  So I'm at 6 pairs I guess

And that man wiht that closet has like 20 pairs.  No one needs 20 pairs of shoes or 15 handbags.  I tried having 2 bags once and swapping back and forth for style. It was a PITA.
