    It looked like for many months jumbo and conforming loans had about the same rates. Now it seems like jumbos are about 50bps cheaper than conforming loans on a 30 year fixed. Are others seeing the same that jumbo rates haven?t been impacted as much by rising rates?

    USC, a while back you had commented on a bit of softening in the rental market partly from a lot of supply from people who had been hanging on to their starter homes and also investors renting out brand new homes.     Every bmw, Lexus, Benz, Infiniti, tesla is overpriced imo. I?ve owned a fully loaded Nissan in the past, then test drove an Infiniti. The difference was marginal and more mental than real.

    People with Tesla?s all seem to rave about them. One person I know drove multiple bmw, Lexus, Acura and Infiniti for 20+ years. After getting a Tesla X, he bought 3 more Teslas for his wife and adult kids. He?s not a car guy or fanboy-type. He just liked the driving experience better.
