Sorry about the "4" but it was intentional to get you to post again. I rarely like to post "4" as you know for an obvious reason.

This Feng Shui thing is weird. For whatever reasons you believe in it, I encourage people to have a positive attitude about themselves, work hard, be honest and you will be rewarded. Bad things do happen to good people and vice versa. But it is not the norm. One of my office phone numbers has a total of 4 number 4, I would be in my coffin instead of thinking about buying a house long time ago if you talk about Feng Shui. I know what you are going to say, change the number to 888-8888 and I will be a mutlimillionaire or live until 150 or whatever.

Please let us know about your home shopping experience and whether you ended up to be the lucky one with a home. Wow this is exciting to see the recession is finally behind us. I heard that only a few homes would be available and most people interested would not be able to buy and prices will keep increasing.

Your information will give IHBers the head start to battle for a home!

BK thanks for the kind words. I been looking at the WE thread for some time and learned valuable information from everyone. Even though I have not posted as much but wanted like kid814 to give what little information I know.

As for my experince I was actaullay on the list for the frist phase and was unable to get my home of choice (location and plan). The homes were sold out before they can even call my name. My fiance and I was about to purchuse a home at camden place plan 3 for 501k, even though the house was larger then WB but could not justfy the tustin address. When WB came along and alot less with a irvine address I jump for the opppertunity. My frist thought like many of you it was a small place for high price, but to me it was perfect for a starter house for two people and the near furture it would be alot easir to rent out with an Irvine address.

I know there alot of older homes out there for much less, but we wanted to purchase a "NEW HOME"

We are going to attend this satruday to the opening of Phase 2 and check out how much will they increase and make an descision if we get called.

As for the feng shui, at the first phase I saw some asain buyers purchase plan a which the door is open to stairs, to asians its a big NO NO. I also notice most of the buyers at WB are a younger generation and maybe do not care about the whole feng shui and just looking at price.

For some critics to think Feng Shui is not essential in design then trying to resale a house with bad feng shui. They will learn their lessons real quick.

Feng Shui should be the major consideration in a new home. For a resale home, however, it is also important to research the prior occupants. If the chain of residency includes unnatural death, messy divorce, disease, failed businesses, foreclosure, low academic achievement, or other misfortune, that should give the buyer pause. Of course the corollary is if the prior residents were unusually sucessful in family or business and are selling because they are moving to their new Shady mansion, that should be a plus factor for the buyer.

There is nothing wrong with a Tustin address and I really like the home at Camden more so then WB, but it was a 70k savings with an irvine address to me it make more sense.

I am not bashing Tustin at all, I know there are great areas to live..

Thanks for all the replies to my Woodbury question. The information I find here is very helpful.

I'll probably be be there on Saturday to check it out to be prepared for later releases.

When plans haven't changed this release only has 8 houses anyway (which means only 2 or 3 houses for a specific plan).

By the way, same as previous poster, I also like Camden better, but the school is not acceptable.

I'd like to know that too. I mean... the monthly cost for Ivy is nearly double what Andover is, and it is EXACTLY the same floor plan. Doesn't seem to be the most savy financial decision one could make.

Yes I am Asian, I tried looking on Red Fin for Tramrisk and Andover locaiton and most of them listed are short sale and can not complete with investor or people offering cash for the home. I have put in bids, but the end result is getting outbided. Even though housing market is down in CA but to me I find Irving is very hard to buy a home without paying a premium.

The mid 300K is really the key. The 3 interested buyers really have very few options at the lowest end of the spectrum. If resales are quickly snatched by all cash buyers and detached condos are still beyond their price point I see how desperate the situation is. If I were TIC I would design products mostly within the 300K-400K range to capture this price segmentation where even the resale market is unable to deliver. Density should be about 15-17 with footage range from 1,200-1700 sf.

What is going to prevent Woodbury East from not having similar destiny? West Irvine is for sure less dense and does not have an apartment project occupying a large chunk of the community. Mello Roo and property tax is substantially less than Woodbury East and after the tax implication you might actually save money to offset the 70k cost.

Are you in love with the plan or just the price? I don't see much redeeming features in the plan or may be I am missing something great. I went back to study the plans and I can't find the attraction. Please share with me so I can learn something to apply to my future floor plan analysis.

TIC will be very cautious to set the appropriate amount for price increase. TIC's primary goal is to send a signal out to buy ASAP before the prices increase again. The amount has to be encouraging for the phase 1 buyers psychologically for making a great decision but not to discourage the phase 2 buyers from acting immediately. I am actually helping TIC out by posting my guess of $2,000 so the price setter can gauge his or her decision based on IHBers' reaction.

I posted this before and I will reiterate again. Asian buyers primarily Chinese are creating this buying frenzy.
