My mom and I drove by on the (out of the) way back from our pedicures on Sunday afternoon. We did not go in. There were a few groups walking in and a few walking out. The biggest negative for me with many townhomes/condos is the absence of a private or semi-private back patio/yard for entertaining.
 
The second Ivy phase is going to be released this Saturday 10am according to an email I got.



Does anyone know if the prices have been increased? Also, do I have to expect a long line? Are people going to start waiting early in the morning?

Judging from the last release party, I would prepare to get there very early and expect long lines.

If you want to have your family photo published in all the newspapers set up a tent for several days and I will guarantee that you will be interviewed by reporters and TV crews. You may even get complimentary lunches and dinners. There might even be a physician there to insure you make it to the opening day event due to the hot weather we experienced recently.
 
Would anyone purchasing WE be eligible for any of the 8K federal or 10K CA tax credits? Since build out of the houses will be built some time in 2010, I'm assuming the answer is "no" right?

I do not know going early will help your chances of getting a place at WBE, if it?s like the first phase they have a list of people that were picked and pre-approved. Also there were people that passed on the first phase because the availbility of there first choice was gone. So they might have first choice for this phase. I might be wrong?

i think "no" for both, the 8k credit expires dec 1st, and i read the 10k credit is running out, probably next month.
 
i went to the WE last week and talked to the lady in the office



she said YES to price increase, but don't know by how much



and they have a waiting list, so if you're really interested , you should put your name on there

because she said people are constantly adding and dropping out of the waiting list.

bk, are you implying that those single-post posters are trolls? I'm shocked! Shocked, I tell you....
 
I didn't say that at all. This is a forum where we share information. The posters are really excited and anxious about their future home. They are sharing their strategies with us. We all look forward to an infamous 3k post such as the one posted by Trooper. I am so thrilled to read the 0.001K post as well. They are just as enlightening as the 3k post.

i just started browsing this site not too long ago,

however i've been in the irvine market for a year now



i'm about to give up on this short sale i got approved, due to some contract problem that my dad believes.



sigh..





my dad was really excited about woodbury east, since he caught a glance of it on one of them chinese newspapers..



yet since i'm a UCI grad, i've been and know about the new constructions in irvine enough

to not to get excited about anything woodbury..



but he wanted to check it out, and didnt believe me that it was tiny and way over price, cuz the "numbers" on newpaper looked appealing

(its HOA is basically the same as woodbridge, but it only has ONE tiny pool and some random clubhouse, and it's right next to 133..

and its got 1.8% mello roos!!! my dad still lives in the times where mello roos doesnt exist)

From your first posting I already knew about your circumstances and you are Chinese. The ad in Chinese paper is huge for the old school Chinese. It is a strategy that is very effective in racial target demographic. Brookfield Homes was very successful in marketing its Chino Hills and Ontario project. Sorry about the "4" but it was intentional to get you to post again. I rarely like to post "4" as you know for an obvious reason.



We all have been around a few times and know how the system works. When you posted we also knew that your are a real home shopper newbie.



Good luck in your first home. Most of the shoppers looking for a new home at this time believe it or not are Chinese and often with whining parents. Some may even say Feng Shui is a bunch of BS and really should not matter in home selection. Other may say it is baloney to think current new homes are specifically designed to cater to Chinese. When advertising in hardcore Chinese newspaper and if that is not racial preference then I don't know what is.



For some critics to think Feng Shui is not essential in design then trying to resale a house with bad feng shui. They will learn their lessons real quick.



If you like the house then would your dad survey the design before you buy?

my dad is weird, and somewhat traditional

as in i have to pretty much do whatever he wants me to do , and there is just no way around it

but he wont just give me the down payment, like most other 1.5 gener chinese parents do.



i think i'm just going to get out of the market for a while and see how things goes

it might be better for me to just save up my own down payment , so i wouldn't have to rely on my dad at all.

(he "offered" down payment from my utma account , which he still controls, but i pay taxes for , other wise i'm not depended on him at all)





i've never thought about the number 4 in my id that way... mm





talk about housing design of WE

one thing that puzzles me is the design of the shower in the master bedroom of plan B

there is no DOOR to the restroom area (there is a door to the toilet), and the shower is right in front of a mirror.....

how's that chinese friendly?

There is an optional door to the master bath. Having a door to the privacy of the toilet is actually a good thing even between a husband and wife there should be some level of privacy. The mirror visible from the shower/tub should not be a problem unless one has serious problem of self body conscious such as weight issue. When the mirror is visible from the bed then it is a bad thing but the optional door to the bathroom should cure the problem.

This Feng Shui thing is weird. For whatever reasons you believe in it, I encourage people to have a positive attitude about themselves, work hard, be honest and you will be rewarded. Bad things do happen to good people and vice versa. But it is not the norm. One of my office phone numbers has a total of 4 number 4, I would be in my coffin instead of thinking about buying a house long time ago if you talk about Feng Shui. I know what you are going to say, change the number to 888-8888 and I will be a mutlimillionaire or live until 150 or whatever.

Have you heard of the 4 series for BMW or a toll free number 444 instead of 888? Not all 8888888 users are millionaires but when you have a choice to pick why choose the bad numbers. Why have an address of all 4s when eventually dealing with a resale. What are the chances of an Asian buyer? The chances are pretty high just like finding them at an University or a Casino.
