Why is Irvine considered affluent?

Lots of low income Townhomes and apartments in West Irvine too.  ;)

There are no apartments in West Irvine.  And I don't think that there are any no low income housing units for sale in West Irvine either.

I'm familiar with most of the items they mentioned although some of those are quite new to Irvine - like Creamistry, Pieology and Byul Coffee.

Try going down Sand Canyon from the 405 to the 5 in the evening. The lights are not synched at all and turn green for only enough time for 3-4 cars to go through. Meanwhile Marine Way and the Bus depot will get green lights for over a minute with no cars waiting. It can take 20min to go 1/2 mile.
 
San Marino looks great after 90 years. It is proven. It remains desirable among the affluents after it's built out in 1940's. Someday Irvine will be built out as well and will it be as desirable then? Irvine's Historic 40 years old neighborhoods like College Park, El Camino, old Northwood and college park are hints of the city's future.

Since they started construction on Sand Canyon, I hardly take Sand Canyon from 405 to 5.  I would rather exit the 133 north from 405, then take the 5 freeway exit then take the Sand Canyon exit from 5. Longer route but way much faster.

Three Car Garage:
A three car garage adds 5.3% to the value of a property, relative to having the baseline 2-car garage.  One can debate the impact of a 3-car garage on the aesthetics of a SFR, but it?s beyond question that the market value of a home is increased with such an attribute.  As an aside, the standard error of that particular measure is just 0.3% -- meaning that it?s very probable that the 5.3% estimate is close to the true incremental value of the 3-car garage.
