Ok, but I just feel there is a discrepancy between what you've been telling people (that kids don't need Irvine schools to be successful), yet you're going to great lengths to keep your daughter in Irvine schools and other good local schools.

You're getting the benefit of your purchase from a long time ago, but the rest of us are basically SOL and should aim to buy somewhere else where the schools are hopefully decent.

Incidentally, I agree with you that Irvine schools are not a requirement for success. Strategically, it can even be beneficial to go to worse schools so you can 1) have an easier time being at the top of the class, and 2) maybe, if you go to school in a low-income area, being able to get into college on a financially-based affirmative action or diversity program.

Anyway, I guess that's enough about that. I kind of feel like I'm beating a dead horse here. I just feel there's an element of hypocrisy in what you've been saying.

Your comment not only bother me for this entire weekend because my intention is always for the goodwill of the reader.

I will explain it in the simple way that most will understand.

I bought a Honda CRV for $24k and I love my car and told all my friend to get one. Then because of demand Honda raised price to $48k and that pissed me off and I then tell my friend that the CRV is a bad deal because it is not worth the price. I recommend to them a car not as reliable having stuck pedal like a Camry but it is still a great car for the fair price. It is not perfect like a CRV but still very reliable.

In the meantime I am still driving around in my CRV and you see me and call me a hypocrite because I drive a car that I no longer think it is a good deal for my friends.

Hope you see the picture better. Honda CRV does not worth $48k because it drives, performs, and lives like an economy car (Now substitute a home for car).
 
I'm not sure if that Honda comparison is adequate.

With regards to a house, location is tantamount... so basically you would have to recommend a home that is close in proximity to Irvine that provides the same features housewise and environment wise (good schools, safety etc etc) for a 50% discount.

Tustin Ranch does not have that, neither does Lake Forest, Laguna Hills, Aliso Viejo, Costa Mesa or Laguna Niguel... at least in the products I'm looking at.

They are cheaper... but maybe only 10-15% which for many is not enough to give up living where they really want to live.

If the CRV was only 15% more than what you paid... I'm sure you would still recommend it.
 
While I agree with IHO but I get what BK is saying. He is only using 50% to make a point. I am guessing he would recommend if it's 30% discount, also like IHO said. Also, another key is the product. To an untrained eye like me, I won't be able to pick out the gems in the surrounding cities. With BK's renovation, it will turn into something good. Not saying that's what I will do, but only commenting on the situation.
 
fe9000 brings up a good point. BK has the experience and resources to find a home with good bones and fix it up... a majority of buyers today don't just have that kind of time and connections.

Even at 30% off, someone show me a new build comparable to what we want in Irvine... I've been looking for well over a year now.

Although Floral Park is nice... it's too far for us.

Since you have irregular hours... it may not be a hassle but I would rather move farther from my work than from my wife's.

And again, you missed the part about newer home features. I know you don't like them but we do. That house is really nice but not our style... and I don't have the time to maintain an older house.

IHO, you have to look out of state for the newer home features you are looking for as you won't find it out-side of Irvine and surrounding areas at a steep discount.

A new city i am looking at has:

Per capita income $65,994
Median household income $150,592
Average household income $201,494
Percent public assistance Less than 1% not available

Schools that are at par or better than Irvine, a master plan community 50% commerical/technology park / 50% residential where you can pick a nice new construction 2600 sq/ft SFR for less than $300k. No Mellos Roos. and a hot spot for high income Asians. a population and job growth that is 300% higher than that of Irvine. I don't need need a crystal ball.

Hey Panda,

Science Olympiad competition national level were held very close to the HS that you posted. It is smart of you're not disclosing the location. Technology there is attracting many Asian professional and it is on my list of Asian Migration.

In Southern CA I am looking at several places where I can buy relatively cheap for the purpose of greed. My company will fully design and renovate it for a profit.

Just like CK we are not disclosing any info of location.
 
Panda...Is this in California? I'm guessing it must be no. I'm pretty sure those numbers can only be had in about three places in the US --- Dallas, Houston, and Atlanta. You don't have to answer if you want to keep your new location a secret. <!-- s;) -->;)<!-- s;) -->
 
I can't move out of state or out of area. Our jobs are here... and in this economy, it's not the time to start looking around for other ones.

And bones is right, people here are buying homes to live in (although there may be a touch of investment angle via the house keeping its value), so what panda and BK are shooting at is different.

If I were buying to invest, of course it woudn't be in Irvine... but many just want a place to raise their kids for the next 10 years... and not have to renovate their home that entire time.
 
We bought Los Arobles Plan 1, not part of the 2010 collection but still a new home in Irvine. After careful comparison with the 2010 collection we decided we like Portola Springs a lot better.

People interested in Atlanta Ga may. For me, I'm ONLY interested in So Cal. Not likely to find a bargain but I'm not too concerned because I'll live there for 40-50 years (hopefully !)

LOL, yeah that was pretty pathetic. This is an irvine message board. Let me quit my job here, leave my friends, family, and go to Johnscreek Georgia. Trying to find the 'perfect' city to live in based on stats is like trying to find the perfect bf/gf/whatever based on stats. It's pathetic. And then to be all secretive on a public message board...wow, even more sad.
