Garage of plan 1 and plan 2 have shared wall. thats why they are condo's

You know, I don't understand why these are considered Detached Condos. They look like single family homes, they have typical backyards (although plan 3 has a side-back yard). I completely thought these were single family homes when I first saw them, but I soon was told they were detached condos (2 HOAS, blehh). But you would think, with 2383 sqft, they could fit in more than 3 bedrooms standard in the plan.[/quote]

Yah, I understand that the plan 1 and 2 have attached areas, but for one, they are not completely attached, and 2: I have seen completely attached units called Single Family Homes that are attached, so I don't think just have a little bit of attached wall would make it a condo.
 
My realtor told me the condo vs. single family home distinction has to do with lot size. If it's under a certain size, it can't be called an SFR and must be called a condo or townhome.

But the lot for the plan 3 of Los Arboles has got to be at least the same size as the Montecitos (their smallest lot sizes being around 3450). And Montecito is classified as a true Traditional Single Family Detached Home

Single family detached home is when you can walk completely around your home from the outside. The exterior wall is a rated wall to delay flame spread from one home to another. Some detached homes are zero lot where you can still walk completely around with permission from your neighbor to enter into their yard. (The legal description labels that portion of land as an easement). Even when your neighbor is pissed you still have the right to enter into the easement to repair or paint your wall from his yard.

When 2 homes share a common wall regardless of which wall the homes are no longer detached homes even when only the garage portion is attached. When there is a fire in one of the unit the flame quickly spread to the adjoining unit through the shared wall and roof.

Detached condos are hybrid where the homes have properties of a detached home but due to the land usage and excessive shared easements therefore this product can't be called single family detached homes.

Then how do you explain homes that are classified as Single Family ATTACHED homes?
 
All homes technically are to house a single family. It is one step better than an apartment where the common wall shared by 2 units actually is 2 walls separated by a 2" air space for sound attenuation. Fire is spread quickly through the roof and walls.

Hmm...then in that case, what's the difference between a townhome and a single family attached home? The only difference I could think of but might not even be right is:

1) Townhome has 2 HOA's, SFAH has 1 (I think, but if it's attached, does it have 2?)

Do you have any reasons BK or differences?

...This subject is very interesting.
 
Once it is attached it will have 2. Some attached units are called multi-family because a grouping of several homes have non rated walls between homes. Several of these homes form a larger pod meeting the max area allowable by code. Between pods within a very large building complex are rated walls that delay fire spread from pod to pod.

This method saves money on wall construction and preferred by apt and condo builders.
