Its not just QH though... In general homes with more than 1.25 value are not selling fast and motivated sellers are ready to give great deals.

recently closed in Stonegate https://www.redfin.com/CA/Irvine/56-Hearst-92620/home/58556195

Bought at 1.364 in Aug 2017 and sold for 1.3 couple of days back..

Is this a pocket listing?  It's the same realtor for buyer and seller.  Does it matter?

Maybe it wasn't a pocket listing. There is a Redfin tour comment so I guess it was public, but not 100% sure.

I thought SFRs hold better values. What's going on with attached condos doing better now days?

QH prices are falling because it's IHO's fav town. ;D

This!

I also think these are anomalies but maybe Steven Thomas knows better.

The difference between you and Steve Thomas is that he actually has legitimate data and numbers.  Oh wait, you dont believe in data and numbers.

I think IHO believes in datas and numbers PLUS experiences. But he also hits the elevator buttons.

So you're saying something like Eastwood Village's attached condo Delano would give you better returns than traditional SFRs with a driveway, which are usually more than $1.25m in Irvine?

Do you have example of Delano in Eastwood resale to show that it?s a better ROI?
