Unless you really want the name, I'd also look at Tustin Ranch and Foothill Ranch. Both very close to Irvine, nice Irvine-esque feel, save a couple hundred grand.
I'm not sure when you last dated, but if you look at the dating scene now you wouldn't be surprised. We're in this trend of people not getting married or even marrying later, not having kids, and divorce rates increasing. It's the unfortunate truth and doesn't seem to be getting better each year.

I agree with Thirty if you don't HAVE to be in Irvine.
Are you looking at condo or SFR? Newer would have to be northern Irvine. If you want to be closer to the action, like OCtoSV said, central Irvine like Westpark or Woodbridge. Spectrum area is mostly apartments but they have that brand new SFR hood but very small and in the high $1m (Andalucia?).
Most of the newer stuff is north/east Irvine or Lake Forest with that one in Los Olivos/Spectrum area:

Foothill ranch is a bit of a drive but has reasonable HOA for SFR. Newer homes avail in Lake Forest but with 3x HOA fee. Still better than Ladera Ranch HOA.
My suggestion is to not be afraid of older SFR’s. If you want to be in Irvine, I’d look for single story SFR toward UC Irvine along Jeffery. For example, 6 Banyan Tree, 3831 Hamilton St, 1 dogwood N, 8 dogwood S, etc.
Look for decent lot size, backyard that can accommodate decent sized storage shed, 2 car garage and full length driveway, and owner refurbished/updated interior.
I’ve bought/sold 6 properties to date including new construction. Now I live in a cul de sac SFR built in 1960s with detached garage and long drive way (3 car length). It was refurbished by seller and I have enough space for fruit (lemon, lime, orange, guava, banana, grape) and garden.

getting a wife in this era is basically flipping a coin on whether or not a divorce will happen. If it does, say good bye to your home and your retirement savings. If you have kids, even worse, lose all I mentioned + say hello to child support, alimony and more

That is such a weird take, of course things can go bad, so can starting a business with someone, or if you pick a shady accountant or lawyer or money manager. Also, plenty of people have it more like a business arrangement with a pre-nup. It's not rocket science.

Also, If I was single I'd buy a little more than I could afford, and rent a room out to a quiet studious UCI student for $1000 a month tax free.

Indeed it's sad. Census data shows in 2025 that 47% of US households were married couples compared to 66% 50 years earlier. With AI, I foresee people will start dating AI Robots instead of people in general.
