Foothill ranch is a bit of a drive but has reasonable HOA for SFR. Newer homes avail in Lake Forest but with 3x HOA fee. Still better than Ladera Ranch HOA.
My suggestion is to not be afraid of older SFR’s. If you want to be in Irvine, I’d look for single story SFR toward UC Irvine along Jeffery. For example, 6 Banyan Tree, 3831 Hamilton St, 1 dogwood N, 8 dogwood S, etc.
Look for decent lot size, backyard that can accommodate decent sized storage shed, 2 car garage and full length driveway, and owner refurbished/updated interior.
I’ve bought/sold 6 properties to date including new construction. Now I live in a cul de sac SFR built in 1960s with detached garage and long drive way (3 car length). It was refurbished by seller and I have enough space for fruit (lemon, lime, orange, guava, banana, grape) and garden.
