What's going into escrow - Irvine and maybe some Tustin too

14 Mar Vista is sweet, knew it wouldn’t last long.

Was surprised to see it get taken down so fast though.

Even in a tough market, quality sells and this one was definitely quality.

Only drawback for me was the lack of size.

Ipop, you should’ve made a run at this one.

Maybe, the price was too high but much better than Sunnyvale.

You know me man, hater of traffic noise, so anything that backs up to a significant street is a no-no. That house would have to be $800K to get me to live on Culver. I drove that stretch of Culver 3-4 times yesterday, no slower than 50-60mph every time. I am much more keen on interior locations.

Irvine's housing market being analogous to the club scene is ironically accurate.

IPO isn't looking for a trophy, he's looking for quality. Backing to Culver makes it a show house and not a good house, IMHO, for raising a family and spending quality family time in.

They weren’t idle, being content with the mediocre team they had.

Maybe they would’ve made the playoffs as the 8 seed.

They embraced the “Winning is now” mentality, made the Gasol trade

Now they’re on the verge of hoisting another trophy.

That’s how winner’s think and why they continue to win.

Totally disagree that Mar Vista is much better than the Sunnyvales. I love the look and size of Mar Vista. It wins handily on show value. But if you said to me today "IPO, all three of these will each take a price of $900K today", I'd select 16 Sunnyvale due to its nice interior location and backing to a small green belt area... If I'm going to drop that kind of coin on a house, no way I want to be backed up to a six lane street. When I have the friends over for a BBQ, I'd prefer we not have to yell at each other when a WRX with mod exhaust comes whizzing by.

You can upgrade floors, finishings, and fixtures, you can't do $hit about location...

Think about it ten, why does 21 Upland languish? It's beautiful inside is it not? 3600sf and a large lot for Irvine right? One on Pacific Grove that was 2800sf sold for $1.05M. Surely Upland, with 800 more sf, nicer lot and better finishings should find a buyer at $1.25M. The problem, it sides to a major street. That's why it hasn't gotten taken down yet. If 21 Upland was in a nice interior location and priced at $1.25M, I can guarantee you it would have been in escrow in Feb after their last price drop.

Some people don't mind backing to streets. They like the privacy of not having someone behind them. They willingly trade the increased noise for the privacy. You can probably empathize. As a general rule though, those people are in the minority. Most will go for a quiet interior location price being relatively equal and trade some square footage, some upgrades, etc. for not having to keep their windows closed at night.

Mar Vista was brought on cheap relative to other listings in NP, that's why it got into escrow. It's not a coincidence that Upland and Mar Vista were/are the lowest per sf prices of larger NP homes. Everyone else there is still sitting at more like $400 per sf. Maybe they brought it on cheaper due to motivation or maybe they brought it on cheaper because they realized that the average million-dollar home buyer would prefer not to back to Culver...

We'll never know, but let's take a crack at sale price. You think they got near list, i.e. north of $1.1M?

I’m not saying Mar Vista is superior because it backs to Culver.

Obviously, if it were situated further in, it would command a stronger premium.

That goes without saying.

My point is that this house is beautiful both in looks and prestige.

I would move on this over others that are further in like the ones on Sunnyvale.

It’s a gorgeous house with terrific curb appeal.

That fact that it borders Culver is a secondary concern and would only bother me if another one like it were located further in and at the same price point.

Clearly, I would take that one over the same/ identical one that backs Culver.
