In the corporate world. One has to be a great politician. The rule is to never express how you really feel even when when you have to sell a piece of crap.

GM was one example when they stroke each others egos and congratulated themselves for decades. If there is no criticism then there will be no improvements. I constantly critique my own works and created architecture for Shady Canyon and Crystal Cove. The creation of architecture out of the last 90s recesssion was no accident leaving behind the era of pink stucco ticky tacky boxes of Westpark.

I lost track of time and forgot about the call. It wasn't until 8pm that I realized I had missed most of it. Plus, to be honest, I really don't see myself buying in Irvine, as I have my heart set on N. Tustin. I doubt TIC would ever build a product I would want, since I am more of the minority in what I truly desire most. However... 3 car garages are FTW and I will have one. I thought it was more important to let you guys (those who really want to live in Irvine) have your time with him, rather than have me rant about lot sizes and having privacy so I never have worry about seeing IHO walking around his house in his tighty whiteys. Ugh... I just threw up in my mouth a little bit.

I will listen to 25's recording of the call, and judging by the comments from RC, I might have interjected at the point where he said something along the line of Irvine being special and so is the price. Because, I would have loved to remind them just how well that worked out for them in the 90s with Newport Coast. Huge buyer pools disappeared then just as they are now. Thanks 25 for recording it.

Even if I didn't listen in or have listened to the recording, a big thanks to IR and Dan for putting this together. The feedback so far has been great, and I hope this leads to more involvement from TIC in the IHB community.

One last thing... another reason for me not participating is that I would really... really... want to ask why they chose to no longer do business with BK. He has designed some of the finest products in Irvine, and no one... and I mean NO ONE will be able to replicate his skills and attention to detail. Especially since they chose Bassenian/Lagoni as their lead designer. Seriously, they will have trouble selling certain plans to the demographic that finds feng shui important, when they will have floor plans that will have you sleeping on a bed of fire while you get sh*t on every time you come through the front door only to have your money going flying out of it. Go see Brightwater yourself, they designed a few with all those faults in it. There are also several other practical things that B/L neglects in the detail of their designs that drive me nuts.

I don't know what crawled up your ass and died, but it would be nice if whatever it is you pull it out. It isn't just about feng shui, it is about practical design. Do you have any clue what B/L has designed? Have you seen their products? They are, for the most part, the most annoyingly impractical designs on the market. To put it bluntly, they design crap that I wouldn't wish upon a knife catching cash buying FCBer. They suck! Go to Brightwater, it is the worst project in OC, and judging by their sales it shows. If they can't sell homes blocks from the beach for less than Irvine prices, WTF makes you think they will have designs in Irvine that will sell? Schools? Please... this mantra is the dumbest thing I have ever heard. Beach always commands a higher value than inland properties.

I can't speak for BK, but personally I know for a fact he is not unemployed or even under-employed. In fact there are plenty of other developers who appreciate his work, the efficiency of his designs, his market knowledge, structural and design knowledge, and his amazing attention to detail. You are totally clueless to how design and the buyer demographic work, so what ever it is you do for a living, please stick with it, because if you ever venture into this industry you will fail miserably.

As for IHB, or CR acknowledging the bottom for first time homebuyers... well... you are just making sh*t up here. I'd say you are just pulling things out of your ass, but then that would mean you would pull out whatever crawled up there and died. I, nor IR, nor CR has ever said there is a bottom, but only more pain to come with the high end putting further pressure on the low end when it comes to prices. A floor in sales or new home sales does not signal a bottom, which I know CR has stated many times over. In 93 morons thought it was the bottom with low interest rates, and gobbled up the low end properties, only to be screwed in later in 95 and 96 and became the foreclosure stats of that year. Before you make claims like this, you better cite your sources, because right now you look like a complete and total blowhard.

I may not become a RE agent, but I will make money from this market. I enjoy having superior knowledge than everyone else, and it is time to make money from it. I will continue to make money from all the bottom calling fools who think that even though sales are 50% below average, that there isn't a significant foreclosure backlog, or that there is only more foreclosure pain to come. You sound like you are bitter that you don't have the ability to take advantage of the opportunities out there, or you think you will be priced out forever. Just go follow the herd and buy a place then, and see how it pans out. I bet you will feel like the knife catchers of 93. But who am I? It’s about time someone stood up and said something. I’ve been feeling disgusted about this self-promotion too. Unfortunately, I completely disagree with your feng shui argument. Anyways, I find it hilarious that the all the top posters on this website are the most prevalent “haters” of Irvine. IHO being the only non-bear I can think of. I seriously think that the Irvinehousing blog needs to address this bias. Take a look at bkshpr and graphrix.

bkshpr clearly is a smart person who is knowledgeable about architecture and design. Very knowledgeable, I might add. But what gets me is that this is a person who lived for 7+ years in Irvine without making any friends. He tries to portray modesty but can’t help posting “The Birkin Bag was over $10,000. The other was a cheap LV.” Must be the Asian in him. Also, the self-promotion to TIC on this thread resonates with desperation. I don’t blame tkaratz for thinking he was unemployed. Seriously, 7 years and no friends? I really hope you were exaggerating then.

As for graphrix. As one of the moderators on here, you really should care enough to listen to the conference call. I find it odd why you would choose to moderate the Irvinehousingblog when you clearly “hate” Irvine and would not envision yourself here. By the way, it also detracts from the blog when the moderators start a post with “I don’t know what crawled up your ass and died.” I’d think they’d be more, uh, “moderate” and less reactionary. (Although it does make for more entertaining reading)

I didn't participate or listen in on the call, although I think it was brave (and smart) of them to do it. My only question was irrelevant to future development and my other comment would have been opinion more than question, so my participation would have been a waste of Dan's (and everyone else's) time.

From TIC's POV, a moderated / screened call was the right way to go. I don't know if anyone's question was posed but not asked publicly, but I am curious to find out.
