587k???? isn't that like taking the list price of 662k minus the 75k incentives? comes out to be the same right? or is it 587k with another 75k incentives?
 
Not sure if the 587k included or excluded the incentive, but I heard the location of that home is not in a good area. Some of these homes share a wall with the tustin business complex. They mentioned that future phases would be in better areas, but they dont have any timeline for future phases to be put up. Actually, I am not certain if they will just finish building the phase and then shut down for some time.

I'm looking at plan 2, and I think $600k is a good price point, if they decide to drop it that much! They also work with RE agents so you can share the commission with the agents.
 
buylow- aren't they still offering the $75K incentives? I thought that you can get close to $600K on residence 2 now with the incentive. I am going to go to the sales office this week and check it out again but thats what I remember.

Havent walked in there ever since my last post... Did you get a chance to scope out the pricing and build progress?

Maybe we should take turns going in and posting progress :D

With March home sales being the lowest, hopefully this will propel the downward momentum!

I'm going in there as a "new buyer" everytime, not really sure how they will react to the "i am waiting for your price to drop" message.
 
I havent made it out since March! I will go this weekend and report back. Its only a few blocks from me :)

One thing I learned is that NEVER fill out the guest card. When you finally decide to buy, take a realtor buddy so they can split the realtor bonus with you. But the realtor has to be with you the first time you ever visit the property and they track that through the guest cards.
 
Looks like they are currently sold out and they will have more homes for sale within a few weeks. I posted the prices from the latest price sheet. They aren't sure what kind of buyer incentives will come out for the next phase but the last one had $50K incentive. I think its safe to assume the same incentive will exist in the next phase making R1 under $600K!

Stopped by the sales office today, they actually have lot 58? for 599K, it's a plan 1. They also have another plan one for 610K, slightly better location since it is a corner unit with a bigger lot and side yard.

I liked plans 1 and 3, thought 1 was a good size for a starter home. 599K seems a bit high still though, I'd pay like 500K for it.

Reservations: Too close to the train tracks, walked by there at night and could definitely hear the train since it's literally right across the street. High mello roos, and its Tustin. And last of all... no refrigerator!!!

Of course! Gotta have a place to store all my food once we enter our deep "deprecession"
 
Current HOA is $150/month, said it will be as low at $110 at build out. That is, if they ever sell all of these homes.
 
On a side note, my friend told me that the pool at Columbus Square is drained???

I hope that's not to save heating and maintenance costs. If that's the case I want my HOA back.

For those that have already bought, what kind of upgrades did you choose/get?

How much was closing cost?
