Village Apartments in Irvine-Aye or Nay?

Hi folks,

I'm seriously considering moving to the Village Apartments (floor plan for 2bdr+office apartment, called Serena) and I need some advice.

Is there anything to know about that particular apartment complex?

They have 3 of those floor plans available currently, all for $2,880 a month. Is that too expensive? How to get them to lower the price? Any tips you have would much appreciated!

I'm moving in on Sunday and still can't decide if I should do it. I'm moving to Miradoor for $2060 for 9 months and $2260 for the last 3 months. I am also getting $1000 off the move in. I want to buy a home, but will a year be ok to wait?? You all have been right so far and I have told myself to wait. I currently pay $1900 in Woodbury for 1030 sq feet and this place will be 1167 sq feet.

Should I move?? Will rent continue to decrease?? Is the Village worth the extra money? I am getting a bigger place.

I've lived at the Village for the last 1.5 years, and just renewed my lease here. I'm in a 1BR in Mirador. I think the 3 BR for $2880 seems about right. Blackacre, check out both Serena and Del Rey as both complex have a lot of vacancies. You might be able to get them to lower the price.

Wendy: I think rent is pretty stable at the Village. I've seen a lot of people moving in lately, so I'm guessing that IAC is pricing pretty aggressively. :)

They tried to raise my rent (by a lot), but I was able to negotiate a very good price after some discussions with the manager. I do use the amenities. I'm at the gym and the spa a lot, and every once in a while, the complex would throw parties or bbqs for everyone.
 
Thanks Wendyinoc and Vicstah, that really helps! I have to decide quickly (under a week) and I'm not particularly good at negotiating better rent.

Any specific tips as to how to negotiate better rent (what works and what doesn't), anybody?

Yeah, pretty tough to negotiate if you are set on a floor plan. Anyhow, let me know once you guys decide to move in. Be nice to meet IHB peeps in the neighborhood. :)
 
i've lived at the village for 1/2 year now... i've rented apartments in burbank, buena park, torrance and most recently, costa mesa, this is by far the best apartment complex i've lived in, a bit more than the other places i've rented, but worth every penny. i'm paying 2065 for a 2/2, 4th floor corner unit, and i got 1800 off move in. when i was deciding between this place and a IAC apt. in oak creek, the sales guy said that people at the village are always partying... maybe i'm out when everyone else is partying, but this is the quietest complex i've lived at. guest parking is never a problem and the amenities are wonderful. hope this helps.
 
my friend lives there and i visit alot. really nice place. i like the feel of it and the starbucks right there is the greatest. haha.
 
club house are open until 10pm normally, but you can rent them for private party use at $50/hr w/ 3 hrs minimum and stay a little bit later. Market was supposed to be open by now, not sure when everything will be finished. The new gym at the complex is amazing (and opens until 11pm). Should check it out if you haven't had a chance...

and yes, Starbucks staff are really good there... :)
 
As a single person I am very interested in the Village but I don't think it's the best location for my son. Too urban, no school close by, and I doubt there are any playgrounds in the community? I could be wrong about that, but it doesn't seem like the single adult is targeted as much as the single childless adult is...just my perception.
 
The Village is actually a good place for kids. They have a lot of activities there. Right in front of our unit, they have a really nice jungle gym. They have basketball courts, 3 pools (all with a toddler area), an arts and crafts room, and other activities for kids.

I have a toddler myself, and I was worried about whether there are any activities for kids. I'm going over there tomorrow to look at everything and maybe put a hold on the apartment if I find anything I like (I better, that is pretty much my only choice right now).

I'll give you folks an update about the facilities and other stuff tomorrow.

You should put vicstah as your referral. He gets $400 if you move in. Maybe he will share it with you. I wish I would have done that before I put down a deposit.
