I thought it would be a good idea to put all the positives in one place, which could also be used as a "checklist".

Ill start.

1 - Not close to a Freeway
2 - At least a 6,000 SF Lot
3 - 3-Car Wide Garage (3CWG)
4 - Driveway
5 - Single Level

Everyone wants a good location, so I'm going to cheat and just name features of the SFR (some are combined for even more cheating):

1. 3CWG with driveway
2. 5br or 4br with loft/3.5ba (1br/1.5ba downstairs)
3. Dual master closets and private master shower
4. Upstairs laundry
5. Kitchen w/ walk-in pantry/nook/family/dining/living or den

Acre lot hardscaped
Vaulted cathedral ceiling upstairs and downstairs
'O' layout/floorplan so we can play duck duck goose
Custom tub where I can actually fit
Extended driveway so I can park ANYWAY I want

Ideally

- 3cwg
- 4 bedrooms with own bathrooms (one downstairs)
- half bath for guests
- loft, formal living and dining room
- kitchen with great room

Near the water
On the island (Naples)
3 bedrooms
Move in ready
Reasonable price for the area

1) open floor plan (defined as kitchen and main living area in close proximity)
2) large, usable lot / yard
3) quiet street and hood
4) views / elevation
5) 1bd/1.5ba down

I think any place will be ideal for me if I have all the people I love around me :)
But dream home would look like this..

Loft.. with exposed red brick wall.. with huge windows.. mid century modern furniture.. white-white-white all over except for walls that will be gray and have one accent wall in a "pop" color like tangerine, cobalt blue..A floor to ceiling book wall with an attached ladder. Comfy Eames chair, and sheep skin to keep my feet warm. Coffee. That is my ideal space.

ETA: Wine cellar and a detached home office too.
We saw a property in Tustin with a main house and in-law unit- that could have been a good office space. Wine cellar.. nope- haven't seen one in Orange County mostly because that doesn't fall into our budget.

Came close to my dream when we saw an Eichler, but then there are too many other parameters that affect the decision right now.

When I saw a few houses in Yorba Linda, I was sold on the views, the lot size, the 3 car garage.. For 900K, they were selling a dream :)

1.  Driveway
2.  Backyard (decent size where I can BBQ and lounge)
3.  1bed/1bath downstairs
4.  Entertaining kitchen and dining area
5.  Good living room to setup a big screen TV/media center.

 • Curb Appeal
 • Driveway
 • "feel" of the neighborhood for when I go on night walks
 • neighbors that care or can "afford to care" for their property
 • fountain in the backyard for ambiance

1. decent sized backyard
2. downstairs bedroom with full bathroom
3. "take your breath away" entryway / high ceilings
4. driveway
5. community (amenities, density, location)
