Hi IR2- Does this list reflect the lowest $per sq ft price in Irvine? ie. the #1 house on the list is the lowest, etc? Also- did 46 Foxhill sell? I don't see it on Redfin anymore. Thanks!

These are the lowest price/sqft excluding short sales. These are listed in ascending order by price. You'll have to check each individually to see which one is lowest. Looking at them, I think I see that Pineview is lowest at $246.67/sqft. REO property (surprise) from BoNY also offering 3.5%.

While the purchase price was $1.03M, loans in 2006 started at $978,500. Perhaps the owners took a 5 year I/O ARM on this one at somewhere around 4.5% (I don't recall if that was available then, but I think it is at least possible.) The owners could take a $100K+ hit right now, or pay the difference between $3500 and ($3,669.38) monthly. $170/month sounds deceptively palatable, but you've got to add in taxes, insurance, HOA, maintenance, mgmt and vacancy. Still, it's going to buy some time, and not everyone is as bearish as those here at the blog. Time will tell.

Roll in the depreciation if you've got the income, palatable, but stressful. It'll be a long three years if the market stays soft.

Wow, 7 Skipper is a low-priced leader? Any idea what it will go for? Investor buyer is very different than today's owner-buyer market.



I wrote a comment on the main blog. To me, it looks rental quality or pretty substantial capital input for someone to really want to own it.



I'll have to look how much gloss it would take to dress it closer to something an owner would want and hence snag a 160X mult.



I looked again. The rooms are clean. A little dated with the layout and low ceilings. The kitchen is the worse, I'd assume the non-pictured bathrooms much the same. If the bedrooms are small which is common for that era, then ...



A basic decent house, but probably not high on people's wish list.
