the sandburg house is quite odd... it looks like each house has an offset garage with its neighbors, and the area behind the offset garages form a courtyard between the homes?

Only three of the homes are true SFRs. Williwaw, Athel and Robon.



I suspect Athel is a bank repo. It has an Oct'07 sale listed at $666K. Green pool with low water line indicating about 6 inches of evaporation screams Repo. At $629K asking it's at a minimum upside down.



I'm curious to know if anyone know the true original square footage of williwaw? They've added that sun-room which has completely consumed their yard. IMHO, I'd deduct that from the SF of the home as it's a serious negative for me. I'm curious how it affects the heating/cooling because that glass enclosed space looks quite large, maybe 15x35? an additional 600-800sf of space. I hope they've got it all properly permitted and the electrical is up to code.



Is Robon a 2nd story conversion to capture wasted space? The front elevation doesn't look like a two story and looking at the pictures, the 2nd story appears to be family room. A conversion may explain the low ceilings. Notice the entry way how the door goes to the ceiling. Or the living room with the mirror next to the seating only having about two feet from the top to the ceiling. Has anybody been in it? It looks claustrophobic?



I may have to snoop, I'm curious what slots 4-10 look like for true SFRs.

Two single car garages, rather than one 2-car garage. Weren't the 60's great? You could drop acid and still draw up blueprints!

Edited to add: IR2, on a website the complete lack of interior pictures is the first thing that makes me think REO. If I were buying, I'd hit them with a lowball offer just for fun, knowing my earnest money would either get returned or I'd get one hell of a deal. I have to wonder who is posting these listings because the difference between REO and normal seller is blatant.

From last week's list, <a href="http://www.redfin.com/CA/IRVINE/97-REMINGTON-92620/unit-219/home/5318663">97 Remington</a> went into escrow and is now pending sale. Good luck and happy hunting this weekend.
 
After studying the exterior form of the houses posted by IR I concluded that a good portion have had additions over the years. 800-1000 sf additions were common when properties sold in the 60's and 70's were sited on bigger lots than today?s standard. It is much harder to do addition to newer homes when yards are too small and no left over single story to add on a second floor.



With that being said, the cheap drywall additions such as bedrooms and bonus room were very cheap. Volume ceilings were popular back in those days so flooring over the lower level was very cheap. The cost of remodel like this in today?s cost should not exceed $110/sf.



They were sold at WTF $425/sf a few years ago and the previous owners laughed all the way to the banks. The equity allowed them to move to places like Newport Coast and Crystal Cove with all that equity. 80% of higher end products were sold to buyers living within 8 miles to the projects. That was an indication of people leveraging equity for luxury purchases. Rightful so they got away with it and the poor home buyers are stuck with these older outdated homes with bad craftsmanship and awkward remodels.



These houses are not quality homes and even at $290/sf it is over priced considering the age of the structures and their cheap additions.
