Thoughts about this stonegate SFR

The house below shows as listed on redfin for 150 days. Given the market today, thats a long while. Any reason why its on market so long?https://www.redfin.com/CA/Irvine/111-Beechmont-92620/home/51682302


 
Man I regret selling my Mendocino home few years ago=(.  Who would have thought they will be hitting $1.5 million.
 
It was listed $1.35M back in February and went into escrow pretty quickly and fell out in a few days. Property then went on Hold status until this week and "relisted" at $1.5M. MLS counts it only as 15 days on market since it was on Hold but Redfin is counting all the days since the original listing.

I regret I didn?t bought your Mendocino home. :)  That house has one of the best location within Mendocino tract.

Haha.  Yup.  It was a great location.  Park/no house on the back, 3 minute walk to the school/park.  Stonegate was so barebone back then.  Now after trees have grown, it's so much nicer with lush landcape and easy access to the Jeffrey trail.

The Seller probably took below comps to price it at $1.5mm.  With so little competition, it will probably sell close to it.

As a generalization, GP sells less $/sqft to other comparable homes in Irvine. I think location and also high MR lowers the market value.

Flag lot doesn't look terrible and I can see the tract having more such layouts. But I guess ppl don't like it so much.

Perfect to put a basketball hoop on and let your kids play on. So there are certainly pros to the flag lot - although the garage situation is a bit more annoying.
