Santa Ana vs. Anaheim

Westmont is north of the fwy 5, east of Euclid between Lincoln and Fwy 91. It is way west of Harbor. Colony is NE of Lincoln and Harbor.



Both locations are within Oxford Academy District zones. Oxford only accept students living in Anaheim and Cypress. No exception for outsiders. Oxford is rank 2nd in API score ahead of UNI High. In Anaheim there is a large Asian population with 99 Ranch and Ten Ten Chinese restaurant and other Asian amenities.



I believe Oxford is rank 2nd in the country by US world's News Report. More than 50% of the student body are Asians.

The community is right behind the Anaheim WalMart shopping center off Fwy5/Euclid. Remember from my earlier posts stay east of Euclid.

That is because Persians and Asians have not discovered this place yet. Simple and understated houses are very appealing. Neighborhoods like this is enduring and time honored.

That's the Colony. I really like that house, and it was offered last year around $800K. If I were willing to take a risk on the Colony, I would put in an offer on that house. At this point, though, I'm not ready to take the chance on the Colony. :(

The house with the giant lot actually has entrances/driveways on both sides (the back is on West across from some historic home I forget the name of and a tree that is taking over the road). Until we did more overhead map-type research we thought it was two houses each with a giant lot.



We started out on Harbor, and had some time to kill. I said "I've always wanted to actually look at these neighborhoods over here" and Graph just randomly turned down a residencial street. We meandered our way through cute but slightly rundown neighborhoods until we found this neighborhood. Our jaws dropped. We kept saying "Ooo! Ooo! Look at that one! No wait! Look at that one!" It's really small (most of the awesome houses are on Dwyer) so it can't compare in size to Floral Park or North Tustin.
 
That small enclave never cross my mind and I was focusing on the Floral Park scale enclaves and looking everywhere else for the no sidewalk condition. Big Mac buried me with his sesame bun.



I think the smaller enclaves in Fullerton and Anaheim are really good buy for the house and land. Schools like Oxford, Troy and Sunnyhills are top rated schools. The locations are much better and centrally accessible to job centers in LA and OC.



It is really close to good Asian foods and markets. The demographic is much more blending.
 
Since the school Oxford (Ranked No.2 in the nation) is mentioned here, I wonder if there are many people thinking about buying a cheap property in Anaheim or Cypress so that the kids can have a chance attending this prestigious school?

Anyone know what the admission rates are like for Oxford? What do you do if your kid doesn't test in? I guess you'd have to have a backup plan to move to a good non-magnet high school area unless you're OK with your kid attending whatever the local Anaheim high school is.
 
Don't consider this option if you have average smart kids. Parents should already know when their kids are in the 8th grade whether their kids have a chance.

My fool proof back up plan is to not have kids. :)
 
I am just wondering (daydreaming) the possibility of buying a dirt cheap property within Oxford eligible boundaries and rent it out while I live elsewhere. If my kid is extraordinary smart, she/he will have the chance attending Oxford using the property address. If she/he is just an average smart kid, the backup is to stay in the home school where we live. That?s like extra bonus generated by the investment. Well I think too much, should go back to work. :)

Hey you just exposed my inverse plan. I bought a dirt cheap property in FP to live in and an outrageously overpriced property in Irvine so my girl could attend school there.

That actually is an interesting question. Considering today's low prices and low interest rates, which is better, buying an inexpensive condo now and moving up to a house in a few years, or just going straight to buying the house now? Personally, I think the second is a better move. Interest rates and prices are near their absolute lows-they may still be low later, or they may rise. Plus, add in transaction costs (6% commission twice (once directly (house purchase), once indirectly(condo sale)) when you move up), the cost and hassle of moving, and going straight to the house makes sense to me-if one can afford the monthly payment from the start. Paying the extra commission alone makes it a bad deal, IMHO, and there's no telling where interest rates will be in a few years.</blockquote>


Hmm..........."his parents insist". Sounds like the parents have some financial input. It truly doesn't make any sense for a 25 year old single guy to strap himself down to a house and yard, I have to agree on that point. Unless he is going to be married soon and wants to start a family, he's going to regret this decision. If the parents aren't paying for something, he should just be honest about his own needs. Yea, I agree. My other half and I got a place actually at Colony Park in Anaheim, the new condos. We moved in about a week now and I'd have to say that I love it so far. =) We actually got the Legacy with the 4bed/4bath. It's such a big place for just only the two of us that we're considering renting out the rooms. We're such busy professionals that we don't even have the time to take care of the lawn and that was one of the reasons why we went with a condo. I've noticed that there's actually a lot of Asians in this neighborhood. We also have some friends that bought a place here, so it's nice to know that we have a bunch of neighbor friends around. Heck! Block party!!



Anyhow as for as school, I wouldn't have my kids attend school there. I used to live in Anaheim and went to Dale Jr. High and I didn't like it. Parents moved me out to Irvine to attend school there and I still didn't like Irvine either, but it feels much safer. Now that I know of the Oxford Academy, I'm a bit more excited. I just hope I pop out a bright one. LOL!
