Just looking around on redfin I found this home 13521 Esplanade Ave Santa Ana which looks ok. The thing that caught my attention is this:

Investor's special. May not qualify for conventional funding. This home has tremendous potential. This is a short sale with an experienced short sale agent. PROPERTY SOLD AS IS. BUYERS/AGENT TO VERIFY AND APPROVE ALL DATA, REPORTS, RECORDS, INSPECTIONS, PERMITS, MLS, HOA IF APPLICABLE AND ALL INFORMATION PERTAINING TO THE PROPERTY PRIOR TO REMOVAL OF CONTINGENCIES. SELLER IS DISCLOSURE EXEMPT.

It doesn't look like its an REO and I thought all sellers were required to disclose everything they know. So how is this possible?
