Just looking around on redfin I found this home 13521 Esplanade Ave Santa Ana which looks ok. The thing that caught my attention is this:

Investor's special. May not qualify for conventional funding. This home has tremendous potential. This is a short sale with an experienced short sale agent. PROPERTY SOLD AS IS. BUYERS/AGENT TO VERIFY AND APPROVE ALL DATA, REPORTS, RECORDS, INSPECTIONS, PERMITS, MLS, HOA IF APPLICABLE AND ALL INFORMATION PERTAINING TO THE PROPERTY PRIOR TO REMOVAL OF CONTINGENCIES. SELLER IS DISCLOSURE EXEMPT.

It doesn't look like its an REO and I thought all sellers were required to disclose everything they know. So how is this possible?

Not exactly, but I believe the owner might have difficulty signing any documents from his new home. That, and most people wouldn't trust someone in an orange jumpsuit.

I took Deuce to the grow house on Brunswick, and he mentioned that he knows of one on Esplanade that was just as bad. Not sure if this house on Esplanade is the one he was talking about, but it could be, and it came on the MLS just after he mentioned it. I will post some pics of the grow house on Brunswick later. The cops didn't take the time to remove all of the growing materials.

Here are some camera phone pics of the house on Brunswick. I really should get a video of this home.

This is the bathroom, that was adjacent to the downstairs grow room, that stored the fertilizer.

Only the best of brands for growers in N. Tustin.

You can see the remnants of the lead tape around the window to keep the light out, er anyone from seeing what is growing on there.

And here is the closet on the second floor, where they cut a hole through the floor for their custom HVAC system. There were several holes like this throughout the house.

Keep in mind, the zip code may be Santa Ana, but this is in a very nice family neighborhood in North Tustin. Every time I have been there, I have seen kids riding their bikes or skateboards. There was a bunch of younger kids playing on the driveway of a house five down from this one. Good, er high times in N. Tustin.

This is a very nice neighborhood. The house itself backs to Newport, which is not desireable. Maybe that is why the owner had trouble renting to a more 'conventional' family.

I took a "tour" of the house today. The pictures I have, nor the words I have to describe this place will do it justice. I will have to go back with a video camera, and a really bright flashlight. I think I might still be high from just being inside there. This place was very special once upon a time.

[quote author="halfnote19" date=1238656689]Do you know if this home was a rental or owner occupied?

Um... well... it's kinda hard to say. The owner of record did have mail sent to the home, however there were several names on the 100s of player cards for Casino Morongo found in the kitchen. And, the kitchen was the nicest room in the house.

The cops took the plants, but they left the pots.

Graph-Your job is so fun! Combine that last picture with our Willie the homeless guy sighting and I think you are qualified to work in some type of shelter. You really are getting the opportunity to see the very worst of society. Lucky you!

You can't be serious... is this the condition of the home the agent is trying to sell?!

Could they not at least throw things away?

Yes, yes it is. You really should see the custom drywall work. You can also play a game... where the hell was the master bedroom?

Could they not at least throw things away?

No, no they could not. The DEA is only responsible for removing illegal drugs (albeit they didn't even do that good of job of that), not trash, not dog food, not fertilizer and not even clothing.

I can tell, the true beauty of this home is not being fully appreciated. I will have to get a video of this place. Anyone have a battery operated flood lamp I can use to film a windowless cavern of room in a house in which the electricity has been shut off by the building inspector?

Meh, you just want to see this house for yourself. It's in the hood you want to buy in, and you want to see if some of the product that was left behind is still good. Are you available Friday afternoon, or would the weekend be better?

"Big Bud" fertilizer? OMFG!

You probably don't need a floodlight. Vidcams don't always need much light. My old vidcam (sadly no longer working) could take good color video even in light so dim my color vision wasn't working. Something like this would probably have been enough for it to work. Now I have to use the video feature on my digital camera, which is not nearly as good in dim light. But even that doesn't need a floodlight.

[quote author="halfnote19" date=1239060987]graphix,

were you able to go this weekend and take some photos/video so we all could appreciate this home?

I don't know if graphrix did the same thing on his own, but I got a very crude, low-quality, shaky video done that I'm trying to get uploaded on youtube. It is "still processing" according to them and should be available soon.

Apologies for the low-tech help, but if it saves someone from the idea of putting an offer on a home they haven't seen the inside of...

Hat-tip to JtR...
