Even with a pool, it doesn't cost $500k for a decent yard, especially with these lots. If you were talking about those 10k+ sf TB lots, sure. But these are sub 7k sf lots, most of which are even sub 6k sf lots.
 
Lot 66 is lower elevation than Lot 40 and looks similar size on the map but cost $2m more?

Anyone have Pinnacle price sheet?

Lot 66 is a view lot and lot 40 isn't. I guess view lot premium is still $2M. It's likely that lot 66 is also bigger than lot 40. It's possible that lot 66 is 5121 sqft while lot 40 is 4514 sqft. And from the map, it looks like lot 66 has a bigger lot size as well.
 
Grand opening is helping move the TB inventory. Looks like Toll Brothers Skyline is selling the best of the high-end homes. 1 available now. Problem continuing for the Brookfield Vistas. Why is the entire block start with "4". Bunch of 444, 404, etc. Didn't they hire fengshui masters during the planning.
 
Not impressed. Just looked at the 2 toll brothers developments, they look like office buildings, nothing warm about them. 2 car garage is a joke as are the tiny driveways. Also the one with a little side house, no garage for that. That land is worthless that close to a dump. Fire zone. There will be cars parked everywhere in the street when built out. I also didn’t see a washer and dryer in the in law suite. And please stop with the glass dental office looking stair case. Kitchen cabinets felt like plastic. Not one person smiled. I’ll think of more, but for now this is it.
 
The only thing I like about Skyline is the model homes lot size. Those should be the standard size and nothing smaller. But from looking at the brochure, there are skyline lots at 6k.... 5k sqft home with 6k lot is a joke.

Something about the second floor being so narrow and tight for a 5-7m home. Master bathrooms are smaller than Teresina models....And as many people have mentioned, 3 car garage should be the standard for these types of homes. And last but not least...the proximity to the landfill is a major issue. They are smart enough to build the models far enough from the landfill.
 
So are you guys predicting that the Groves is a nicer community than the Summit? When it’s all said and done.
