doesn't sound like concrete is "full strength" at 28 days, it was just an arbitrary time period to measure concrete strength. i know nothing about concrete. just reading what you linked.

Thanks you the clarification. Not full strength but established enough for construction abuse in 28 days. Forced hydration due to hot climate not only weaken the property of concrete strength but to immediately exert tension to encased anchor bolts may compromise the concrete slab. In the past production homes encountered many foundation and settlement issues. In todays economy out of work lawyers love this type of potential foundation problem.

Actually, there are some 3WCGs in Irvine at about 2000sft... but that was when lots weren't so postage sized. You never know... some builder who has been reading this forum and wants an IHO-endorsed floorplan might try to fit a tandem in for me.

Dude, are you lowering your standard to tandem from a 3CWG wish?
 
RC is right. They had this stuff up QUICK. I went for walks early in the morn and noticed the exact same thing. It's a little mind boggling. I'm hoping they don't do much more until 28 days has passed, too. Tomorrow is set to be another scorcher!

Asian drivers can't even drive with the flow of traffic how do you expect them to park?

Driving a top brand car does not make one a good driver.

Holding a top brand racket does not make one a good player.

Attending a top school does not make one a good student.

All would need practice and hard work. Driving apparently will require a lifetime to master.
 
Let's be fair, if they parked closer to that curb, they would have to get out in the shrubbery and trees. I actually think that might be a no parking area as most of the newer cul-de-sacs in Irvine are.

If the Asian driver drives on the American side of the road then the driver could exit on the side of the pavement and not shrubbery.

BTW no parking on culdesac is because of the fire truck turning radius. In order to allow parked cars then the developer has to give up more land to create a culdesac with a larger diameter.
 
I just drove past this morning and they're about done with this home. I swear, every day they get a lot of it done and I'm guessing the drywall will be up by Monday!

I don't think it's them. The ones that are currently being build look like single family units that don't share any walls.

The construction is moving along and I think they're ready to start putting up some Sheetrock!

If it's anything like that, I wouldn't be surprised if people are already camped outside the construction site.

Now, I am really curious what the Brookfield Montecito - Woodbury homes will sell at? Assuming these SFRs sell at $300/sq ft, it would put these 2643 sq ft homes at $799,900, killing the comps for Villa Rosa, Rosemoor, and Portisol. I want to guess that the largest units (2700 sq/ft) homes will sell at in the low $800s. IHO... would you buy at these prices?

I hope that these new prices will bring down all the new construction homes in Portola Springs. Seriously.. all the homes in PS would be sold out by now if they slashed prices 10-15%.

The most important thing is the price.
