Location and total cost vs per SF cost are factors.
It is a pretty convenient location IMO.Will these sell? I think these are way overpriced but it's Irvine and based on occupancy of those Spectrum apartment complexes (and continual expansion), 1%ers will buy them.
Indeed, proximity to Spectrum, Hoag & Kaiser campuses, 405, Laguna Beach, Whole Foods, Quail Hill Shopping CenterIt is a pretty convenient location IMO.
There are detached condos selling for $1000 per sq foot in Laguna Altura. Yup older and not same location but $200-$400 less per square foot seems to be either a great discount for Laguna Altura or Los Olivos is over priced....... jmho.$1200-$1300/sq ft for detached condos is nuts though. I mean, it would still be acceptable if they were single family residences, given the location.
The prices are outrageous, but to be expected based on what happened with Barcelona. This community is a good location if you don't have children who are school age. I think the city should have added an elementary or middle school close to Los Olivos. Kids can't really even bike or walk to their schools. I wouldn't want my children going all the way up Lake Forest Dr and crossing Laguna Canyon to go to Alderwood. I guess all parents in this area will drive their kids.
I encourage you to explore the different models and share your thoughts on the traditional layout, where each house opens up to the street, compared to the motor court design, where several homes are positioned away from the street frontage. Your feedback will be valuable in understanding the benefits and challenges of each approach.
