What a brutal summer.
Seller thought Summer would be a good time, but....nope.
should have started @ $2.6 million in May.

Summers are typically the worst time to sell in my opinion, I've had the most success listing homes in Jan-Mar.

You aren't alone, I've had a few of his former clients contact me. He also had very shady tactics when I submitted offers on a few of his listings over the years as a buyer's agent.
