I don't think there has been a house of this size under a mil on the "Peninsula" in quite awhile....hope rings eternal though

Well after 554 days on the market Viki Lawrence has finally succumbed to the idea that $3.5 million dollars was a bit too much for her (admittedly nice) house. Today she lopped off a cool Half Mil. That had to sting. She held out for so long I am sure this was a painful (like amputating a hand) capitulation.

seriously. This is an OFF water house. Yes it is big. But it is dated, off water, and not on a particularly great street. The only real differentiator is the 60 ft boat dock that comes with the house. That is a big plus but I think this is a $2.5M house. Starting at $5M was just crazy.

I had a long hard week of research and digging up tax info, and my God; the freedom of not having double HOAs and Mello Roos!!! Anyways, I had a good week to detox from the IHB, Irvine... but ahh... the beauty of walking my son in Woodbury, seeing the kids start school this week in the mornings... watching the kids play soccer on a Saturday morning...

If I wasn't such an OC guy, I would definitely consider Belmont Shores.

It doesn't pan out as a cash flow investment and the only people who would want to live on the Pensinsula are single people or young families that are into surfing, and for the vast majority of those folks the easy jobs like mortage broker, escrow officer, surf company mktg dude etc are gone poof. Commercial RE is in the tank. I think the Peninsula will fall much faster compared to Balboa.
 
LB is neat but way too dangerous. A friend from USC from a prominent Naples family was murdered riding his bike home to his parents house in Naples ~2 am from the area near the Belmont Pier. This was ~20 years ago, so perhaps things have changed.

I really hope you did not just take one unverified anecdote from 20 years ago no less to conclude an entire city of 500,000 people is "too dangerous".



All of East Long Beach is safe from a southern california standards perspective. Does stuff happen. Of course, but it happens in gasp...Irvine too. And our houses aren't beige.
 
I rather like the fact that people always look at you sideways when you say you live in "Long Beach". One of the best kept secrets is right there in south Long Beach. It is safe, unique and a wonderful place to raise a family. Also, it is probably the last bastion of affordable, waterfront real estate in civilized California. I hope to keep our little secret a secret before it becomes a spoiled little beach town like Hermosa, Dana and Newport.
