Learn the basic rules so you don't get rip-off by builders.

Even if those houses had bk-garage-in-the-back... the area would still be foreclosing.

Blame it on the alco-alco... alcoholic financing.</blockquote>

I agree. Many of the homes in foreclosure that has the garage at the back are really ugly. 1938 and later especially. They are often single story 1400 sf homes massed produced for the blue collar consumers. The eave line are almost the same height without elevation interest and most of the homes have hip roofs and cheap asphalt shingles.

Here is an example of a well composed single story. Behind the deck is actually a 2 story volume living room and the only 2 story is the studio in the silo tower with an outside stairs and an inside stairs. Garage is detached at the back. Try finding foreclosure like this one.

Here is another single story with the garage in the back and likely found in most foreclosure websites.

Not all garages at the rear are good. There are plenty of bad houses like the one posted.

Some homes with garages at the front is nice. This one is when garages is less than 40% frontage. Owner added a single story to the right side thus depreciated the roomy sideyard once existed.

And real ballers won't ever hit that window... or even care about an incline surface... I can name at least 3 full courts in Irvine parks that have an incline (I tend to choose the basket that goes downhill... makes it easier for me to run... hehe).</blockquote>

That makes sense. The places that have fallen the furthest are in distant suburbs, where the automobile is more important to most of the residents, due to the long commute. Hence, a more dominant garage.

This house in even a further commute. The garage is at the front court court yard to the left and right of the front door.

That is an interesting thought.

Many home owners show off their class with visible garages. I sat in many focus groups on this subject. Since this group of homeowners has very little knowledge of aesthetic the only gauge of measurement of home superiority is the quantity of garages and the monumentality of their front door.

Builders used this bit of information as a draw to lure shoppers to the Inland Empire. The 3 car and 4 car garages were a huge attraction for this buyer demographic. The families enjoy outdoor recreation and likely to have ATV and water related motorized sport toys. The extra garages are for storage. This group is sporty and enjoys physical activity. This group is not the studious library crowd and place a priority over the study/ library den vs the garage.

They are not high income earner but have a demand for sf space. They would however spend a lot $$$ for recreational toys.

That makes sense too. Lots of people in the IE have lots of big trucks, ATVs, RVs, boats, and the like, as well as more than one vehicle per driver.

It is all about validating superiority by having huge and fast horsepower, rpm, mega watts, mph, and btu but never in high SAT scores and IQ.

But Asians like 3CG too... and high SAT scores.

But in their case... the 3rd garage is for Mahjong, karaoke or DDR... not a monster truck.

Asians would want that monster truck too but they are limited by their driving skill.

But the lady on the Extenze tv commercials said I didn't need to buy a big car or a boat?
